About this file

This document is a Questions and Answers (Q&A) file addressing contractor inquiries regarding a building renovation project.

The Government clarified eight key aspects of the renovation scope. Regarding drawings, no revised plans are available, but an attached set has been confirmed legible. For DDC controls modifications, the contractor must remove controls for unused units and average thermostats. The existing 3.5-ton unit is operational and in service. The contractor is responsible for providing an on-site storage container in the parking lot adjacent to building 510 for temporary storage of building contents during construction, including packing and storing loose items and desk drawer contents; the tenant will separately remove the mini-fridge. Removed equipment—specifically the 5-ton heat pump and furnace—must be delivered to building 501 storage area with a government representative signing a hand receipt. The Government confirmed the specific paint color and finish for new ceiling and doors, though the specific color details are not provided in this document.

1. Renovation drawings. The renovation drawings provided are not legible. Please advise whether a revised, legible set of plans is available.

No revised drawings are available, but we have attached a set that has been confirmed good.

2. DDC controls scope. Please provide further clarification regarding the required extent of the

DDC controls modifications.

The controls scope is to remove the controls for the unit no longer being used and average the thermostats.

3. 3.5-ton unit condition. Has the existing 3.5-ton unit been tested and verified to be fully operational?

The 3.5 ton is in service and functioning as designed.

4. Storage of building contents. The SOW requires the contractor to move and store the entire contents of the building. Will on-site storage be provided by the Government for the temporary storage of building furnishings during construction? If not, should they be stored on-site or off-site, and if on-site, may we place a storage container on-site, or is there a Government-designated storage location we must use?

The contractor is to provide on-site storage container. The location for the storage container is in the parking lot adjacent to bldg.510.

5. Turn-in of removed equipment. The SOW requires the removed 5-ton heat pump and furnace to be turned over to the Government. Where should these units be delivered, and what is the preferred procedure for turning them in?

The units will be delivered to bldg. 501 storage area, a government representative is required to sign a hand receipt.

6. Loose items and drawer contents. Will the Government consolidate and remove the loose items in the offices and the contents inside desks/drawers prior to our work, or is packing and relocating these items part of the contractor's scope?

The contractor is required to pack and store.

7. Appliance storage. If contents are stored on-site, should the mini-fridge be stored separately

(e.g., left open/ventilated) to prevent mold or odor during the storage period?

The tenant will remove the fridge.

8. Paint color. The SOW directs the new ceiling and doors to blend with the existing finish. Can the Government confirm the specific paint color and finish to be used for the newly installed walls and ceiling?

Yes.
