About this file
This document is a set of Questions and Answers (Q&A) for a B 838 HVAC Repair project. The Q&A covers key technical and operational details including valve replacement requirements, reuse of existing controls for AHU-6, personnel qualifications, project phasing, and performance period. Highlights include guidance to replace heat valves in kind with GPM requirements, reuse of existing AHU-6 controls, flexibility for having one person fulfill superintendent, SSHO, and QC manager roles, and a requirement to provide a schedule minimizing user impact.
Additional important details include confirmation of no known asbestos or lead issues, tax exemption status, and surface restoration limited to only impacted areas. The government will provide building controls contractor and fire alarm company contact information after award. The project involves specific site access considerations referenced in section 3.3, and while a site visit was offered, no photos of existing conditions were available. The document indicates phasing requirements exist and that the contractor must develop a schedule to minimize disruption to building occupants, though the number of occupants remains unknown.

B 838 HVAC Repair Questions
1. During the walkthrough today (9-8-25), I noticed several of the air handler units had 2-way heat valves and other had 3-way heat valves. Is the government good with replacing the valves as they are or do they want all 3-way valves?
Replace the valves in kind with gpm requirement on the plans.
2. AHU-6 Controls were replaced a couple of years ago. Should the new controllers and zone temperature/humidity/Co2 sensors be re-used and just replace devices on new Air Handler or does the government desire the new controllers and zone temperature/humidity/Co2 sensors?
AHU-6 controls should be reused.
3. Do the Superintendent, SSHO and QC Manager need to be 3 separate individuals?
We can have one person fulfill this as long as they are qualified to do all parts and they are on site during construction.
