c) Meet with the base EMCS technicians during final troubleshooting to ensure the facility is working properly.
d) Contractor must contact Bioenvironmental Engineering (784-4063) 3 business days prior to anything involving the potable water lines, whether taking the building off the system or if there is any "exposure to the elements" of the distribution system.
Mechanical Room
e) Boiler - Replace the current boiler in the mechanical room with a high efficient condensing boiler. Utilize existing sensors from the old boiler and install on new boiler to the maximum extent possible. Connect all sensors to the building EMCS.
f) Heating/Cooling Coils – thoroughly clean heating and cooling coils in AHU-1so they are free from debris and any film that would cause premature clogging of the coils.
g) Replace plates covering the ends of AHU-1 heating and cooling coils and seal to prevent leakage.
h) Replace all HVAC plumbing in mechanical room of various sizes. Insulate pipe according to 23 07 00 – HVAC Insulation. Reuse motorized actuators and valves.
i) Install insulation on chilled water piping in the mechanical yard according to 23 07 00 – HVAC Insulation. Ensure the new insulation is protected from the elements.
j) Install new pressure and digital temperature gauges to replace existing gauges.
k) Create a new penetration in the roof on the mechanical room for an exhaust air duct. Install a roof hood to cover the new opening.
l) Demolish existing supply fan motor and replace with premium efficiency motor. Supply a new drive belt for supply fan.
m) Demolish existing air compressor and air dryer in the mechanical room. Properly dispose of equipment.

o) Demolish existing AHU-2 and associated pluming and ductwork as shown in the contract documents.
p) Repair the existing filter section, in AHU-1, by installing new weather stripping. Ensure air does not bypass the filters. Provide new filters at the beginning and end of the project.
q) Turn the fire suppression valve stack riser to ensure gate valve wheels are parallel to the mechanical room wall facing the entrance. Current configuration is a safety hazard. Reroute plumbing to accommodate new configuration.
r) Clean out floor drains to ensure proper drainage of water.
EMCS
s) Install sensors as shown in the contract documents. Reuse sensor to the maximum extent possible.
t) Replace the current filter pressure switch with a pressure transducer on AHU-1.
u) Connect new fan coils to existing Alerton EMCS as shown in drawings.
v) Program points for all equipment in accordance with the Cannon AFB DDC General Requirements Guide.
Interior
w) Demolish ductwork, plumbing, air handling equipment, dampers and thermostats as indicated on drawings.
x) Install new ductwork, plumbing, air handling equipment, dampers and thermostats as indicated on drawings.
y) Remove PMB-19 from existing location and install in new location as PMB-26.
z) Inspect and clean reheat coil and dampers in existing VAV boxes to ensure proper air flow and damper operation (24 VAV boxes). If VAV boxes are deemed inoperable, the Contractor shall report findings to the Contracting Officer, and a determination will be made to ensure new VAV boxes are supplied and/or installed as necessary.
aa) Deconstruct and preserve all suspended grid ceiling parts for reinstallation after modifications are complete. Replacements for damaged ceiling grid parts shall be supplied and installed by the Contractor as necessary at no additional cost to the government.
bb) Move thermostats as shown in contract plan set.
cc) Install a ductless split system air conditioner in the communications room per the equipment schedule. Repair the return duct and seal to prevent leakage. Provide the proper drain, route condenser plumbing to existing mechanical yard.
dd) Install 3 fan coils in the area previously serviced by AHU-2.
ee) Install new chilled and hot water lines to new fan coils.
ff) Install an outside air duct to each fan coil. Duct shall include a motorized damper and filter. A weatherproof hood is required on the exterior opening and must be 10’ above ground level.
gg) Create an opening in the wall separating the main building from the addition located in the plenum space to allow air flow back to AHU-1.
