B5634 HVAC Upgrade

Questions + Answers

1. QUESTION: Will the building be occupied while this work is being done? Will phasing be necessary?

ANSWER: Yes

2. QUESTION: Please provide information on the heating capacity of the existing equipment located in the hallways & bathrooms etc, so we can size new equipment properly.

ANSWER: The equipment is already sized. See Drawing. If the contractor feels a different capacity is required it must be approved by engineering.

3. QUESTION: Please confirm the height from the floor to floor and where there are ceilings.

ANSWER: 8’6” to ceiling

4. QUESTION: Please provide information on the existing bathroom exhausters, as we would like to re-use the existing curbs or wall openings to avoid any issues.

ANSWER: The contractor shall reuse the curb and ductwork and only replace the exhaust fan.

5. QUESTION: Are there ductwork layouts for the bathrooms (men’s and women’s)? Are there ventilation requirements for these areas? What is the size of the existing fans (ie CFMs, voltage and horsepower)?

ANSWER: The exhaust fan shall be 800cfm variable speed

6. QUESTION: What unit currently supplies the ventilation for the building? Is there ductwork layout? If so please provide sizes/layout.

ANSWER: The only exhaust is through the bathrooms

7. QUESTION: Please provide a copy of the floor plan drawings.

ANSWER: See drawing M-1

8. QUESTION: Please provide more information on the VRF system to be installed in the buildings. The areas (eg tonnage/sizes, individual unit capacities, height requirements for mounting etc).

ANSWER: The equipment is already sized. See Drawing. If the contractor feels a different capacity is required it must be approved by engineering.

9. QUESTION: The hallways and entryways, how do you want to handle these areas currently they are heating only?

ANSWER: The hallways only receive ventilation air. See drawing for location of entryway units.

10. QUESTION: Does the engineer currently have any idea on how to run all the new refrigerant lines, AC condensate piping, power wiring and low voltage control wiring?

With all this new equipment will all these items be exposed?

ANSWER: All line sets shall be run thru the dumbwaiter and above the suspended ceiling.

11. QUESTION: The Energy Recovery Ventilator (ERV) at 500 CFM is this for the whole building?

ANSWER: The ERV has been changed to a 600 cfm DOAS on a pad outside and ducted into the mechanical room then up the dumbwaiter with supply registers in the hall ways (2 per floor).

12. QUESTION: The existing heating and cooling piping, can it be abandoned in place or does it have to be totally removed?

ANSWER: Abandoned in place

13. QUESTION: Are there as built drawings or actual construction drawings for this scope of work?

ANSWER: See drawing M-1

14. QUESTION: Does each floor get 13-3/4 ton evaps?

ANSWER: See drawing M-1 for unit size and location.

15. QUESTION: How many OA registers are there in each hallway?

ANSWER: 2 per floor

16. QUESTION: Can we get a copy of the drawings?

ANSWER: Drawings have been posted to FBO.

17. QUESTION: Will the duct in the dumb waiter need fire dampers between the floors?

ANSWER: No
