1. Pre-Work Inspection and Planning The contractor shall inspect prior to beginning exterior painting on all exterior surfaces, including siding, trim, doors, windows, fascia, soffits, and foundations—should be thoroughly inspected. Areas affected by peeling paint, moisture intrusion, mildew, cracks, or substrate deterioration must be identified to ensure a proper repair plan. It is also essential to confirm that the paint selected is compatible with existing coatings, and to choose the correct primers, paints, equipment, and safety materials for the job. Finally, scheduling the work during optimal weather conditions—avoiding rain, excessive wind, high humidity, or extreme temperatures—will help achieve the best possible results and minimize disruptions.
2. Surface Preparation Before painting the contractor shall properly prepare all surfaces. Begin by safeguarding nearby areas with drop cloths, plastic sheeting, and masking materials to prevent paint splatter or damage. Thoroughly clean surfaces to eliminate dirt, dust, mildew, chalking, and contaminants, using pressure washing or manual methods as appropriate, then allow everything to dry completely. Remove any loose, blistered, or peeling paint by scraping, and sand rough edges to ensure smooth transitions between old coatings and exposed substrates. Address any cracks, holes, or damaged siding, trim, stucco, or masonry by repairing or replacing as needed. Finally, apply exterior-grade caulking around windows, doors, joints, and other penetrations to seal gaps and ensure a weather-resistant finish.
3. Priming Before applying finish coats to Building #405 the contractor shall prime all bare wood, metal, masonry, repaired surfaces, and areas where the previous coatings have been removed. Selecting primers that are suitable for each substrate and the prevailing environmental conditions ensure strong adhesion and lasting protection. Once the primer is applied, it should be allowed to cure completely according to the manufacturer's recommendations, guaranteeing optimal performance of the subsequent paint layers and a durable uniform finish.
4. Paint Application For paint application the contractor shall follow manufacturer specifications, utilizing brushes, rollers, or spray equipment as appropriate for the surface and detail. Begin by painting trim, corners, gutters, down pipes, and other intricate areas prior to covering larger wall surfaces, maintaining a wet edge and consistent coverage to avoid lap marks and visible transitions. A minimum of two finish coats should be applied unless otherwise directed by the manufacturer, ensuring uniform color, texture, and appearance across all painted surfaces. The vendor is responsible for painting all trim—including doors, windows, pipes, and gutters—in the designated color to achieve a cohesive and professional finish.
5. Quality Control and Inspection Upon completion of exterior painting on Building #405 at John F. Kennedy Day School, the contractor shall conduct inspection to ensure proper coverage, strong adhesion, uniform color, and the absence of drips, runs, or missed spots. Any deficiencies identified are promptly addressed through touch-up work, guaranteeing a high-quality finish. Additionally, each surface is verified to have received the specified number of coats and to meet all project requirements, ensuring the painted areas are durable, consistent, and in full compliance with the established standards.
6. Cleanup Once exterior painting at Building #405 is finished, the contractor shall remove masking materials and debris, clean the work areas thoroughly, and dispose of waste according to regulations. Tools and equipment are cleaned and properly stored, while any surrounding areas impacted by the painting operations are restored to their original condition, ensuring the site is left neat, safe, and ready for normal school activities.
7. Safety Requirements Throughout the exterior painting project at Building #405, the contractor shall adherence to all applicable safety regulations and standards is required. Workers must utilize personal protective equipment (PPE) such as gloves, eye protection, respirators, and fall-protection gear where necessary. Proper installation and maintenance of ladders, scaffolding, and lifts ensure safe working conditions, while clear access around the work area must be maintained for building occupants and visitors. Since the school will remain in session during the project, vendors are expected to obtain background clearance or LOSS (line of sight designation) prior to starting work. All materials removed from the school grounds should be disposed of responsibly at available landfills, supporting a safe and compliant work environment.
8. Period of Performance 30 days from the issuance of the notice to proceed.
9. Deliverable The completed project shall provide a uniform, professional-quality exterior finish with no visible defects, proper adhesion to all surfaces, and protection of the building envelope from weather-related deterioration.
