About this file

This is a Scope of Work document for the Texas state agency overseeing Richmond State Supported Living Center, detailing requirements for as-needed plumbing maintenance, boiler maintenance, repairs, parts, and services. The scope encompasses routine preventive maintenance, emergency repairs, parts replacement, and system inspections for plumbing and boiler systems serving the residential and operational facilities at the center. The contractor must provide 24/7 emergency response capabilities for critical system failures, maintain equipment in accordance with manufacturer specifications and applicable codes, and maintain detailed service records for all work performed. The contract term and specific response time requirements, along with any renewal options, are outlined in the associated contract opportunity documents.

Pricing for services is structured on an as-needed, time-and-materials basis with rates for labor, parts, and equipment to be specified in the bid submission. The contractor must maintain appropriate licensing and insurance coverage for plumbing and boiler work in Texas and comply with all relevant building codes and safety regulations. Incumbent contractor information, specific funding allocations, and budget parameters are referenced in the primary contract opportunity documentation rather than detailed within this scope of work document itself.
