About this file

This document is a Statement of Work (SOW) for a Department of Veterans Affairs Vet Center facility lease, detailing comprehensive space and technical requirements for a new clinical center. The SOW specifies design, construction, and equipment standards for various rooms including lobby, reception, offices, group therapy rooms, kitchen, storage, and telecommunications spaces, with stringent requirements for flooring, walls, ceilings, doors, electrical outlets, lighting, security systems, and acoustic performance. Key technical specifications include STC 45 sound isolation, access-controlled electronic entry systems, video surveillance, intrusion detection, duress alarms, nurse call systems, and telecommunications infrastructure with CAT 6A cabling.

The lease requires the Lessor to provide a fully serviced facility with utilities, janitorial services, cable, Wi-Fi, and security monitoring included in the annual rent. Notably, the document mandates ongoing maintenance such as repainting every 5 years, flooring replacement every 5 years, and maintaining all spaces in "like new" condition. Security features are extensive, including exterior and interior cameras, video intercom systems, motion sensors, and comprehensive alarm systems. The facility is designed with a Facility Security Level (FSL) II classification, emphasizing controlled access and robust safety protocols for veterans seeking counseling and support services.
