Space Details
More detailed information will be discussed and provided during the design process. Please refer to the Lease document for the construction standards applicable to the interior tenant area build-out. These standards provide a general outline of the interior build-out requirements. All finishes are standard per the Lease unless otherwise discussed and noted during the design process.
Partition Construction
● The waiting room will require ballistic partitions as well as a ballistic transaction window and door
● The conference room and library will require slab to slab partitions with acoustical insulation
● Offices typically require slab to ceiling wall construction with acoustical insulation within the wall and on top of the ceiling grid
Telecom Closet (with Server)
● Flooring – Static Dissipative Tile
● HVAC – 24/7 temperature control required via a separate (independent) air conditioning unit, with adjustable temperature controls
● Three of the walls within the room shall have a 5/8” sheet of fire-resistant plywood mounted on the walls to allow for installation of IT equipment
Security Requirements
● Entry doors into the occupied space will be equipped with a card reader for access control. The card reader(s), associated wiring and necessary programming will be provided and installed by the Government. The Lessor shall be responsible for providing a junction box and conduit and other related infrastructure. In addition, Lessor shall provide all door hardware components necessary to allow for the installation and operation of the card readers, as spec’d during the design phase.
● The Government will install a CCTV system, including cameras, both within the leased space as well as in public areas surrounding the leased space. The Lessor shall be responsible for providing and installing necessary junction boxes and conduit for said cameras
● Other security devices to be installed by the Government will be determined during the design phase. Wiring, specific components, and necessary programming will be handled by the Government but Lessor shall be responsible for coordinating and installing required infrastructure.
Information Technology (IT) Requirements
● RJ45 Wall Jacks with a minimum of two drops at each location in each room/area. Will be discussed in more detail during the design process.
● Ethernet cable must be Category 6 (CAT6) or better.
● Ethernet cables must be terminated to the CAT6 (or better) RJ45 jacks with face plates at the wall locations and to a Lessor-provided and installed CAT 6 (or better) punch down Patch Panel in the Telecom Room/Closet.
● Lessor shall be responsible for providing and installing a POTS line (Analog) in the Telecom Room/Closet.
● LESSOR WILL BE RESPONSIBLE FOR PROVIDING AND INSTALLING ALL
CABLING. INSTALLATION INCLUDES ALL TERMINATIONS, TESTING, AND
LABELING CABLES AT BOTH THE PATCH PANEL AND RECEPTACLE END.
