1.02 SPACE PLAN

The Space Plan defines the minimum room space required for the leased rentable square footage necessary to fulfill The Department of Veterans Affairs needs in a Community Based Outpatient Clinic. Although the Department of Veterans Affairs will evaluate leasable building sites with differing rentable square footage, the VA expects to award a lease to the lowest price technically available that meets the leasing requirements efficiently. Consideration will be given to proposals received with rentable square footage available in a space that will comfortably house all the rooms specified in the Space Plan. The Lessor is directed to contact the Leasing Contracting Officer for additional information on excessive rentable square footage limits, or leasable space that is slightly under the VA’s target rentable square footage. Table 1 below lists the planned room functional title, the room unit square footage, the number of rooms required for each room functional description, net room square footage by room function, and floor, wall, and ceiling materials of construction requirements.
