About this file
This document is a City of Delray Beach Neighborhood Services Division Work Write-Up for a comprehensive residential rehabilitation project located at 908 SW 3rd St in Delray Beach, Florida. The project involves extensive repairs and upgrades to a single-family home, including lead-based paint hazard control, roof replacement, window and door replacements, structural modifications, plumbing and electrical system updates, and complete exterior and interior painting. The scope of work encompasses multiple critical tasks such as removing and replacing tie beams, fascia, and soffit, installing impact windows and doors, returning a garage to its original carport configuration, installing a new heat pump system, replacing bathroom fixtures, and performing global lead paint encasement.
The document does not specify a total project cost, but outlines detailed specifications for each renovation task with placeholders for item costs. The project requires strict compliance with multiple regulatory standards, including HUD Lead Safe Housing requirements, EPA regulations (40 CFR Part 745), OSHA guidelines (29 CFR Part 1926), and the 2023 Florida Building Code 8th edition. All work must be performed by licensed and certified contractors, with specific requirements for plumbing, roofing, and electrical work. The rehabilitation is subject to multiple inspections, including mandatory reviews by the Rehabilitation Compliance Inspector, and requires a final clearance examination. Neighborhood Services will cover the cost of one initial clearance test, with subsequent tests charged to the contractor at $295 each.
