1.02 SPACE DETAILS - Refer to Design Intent Drawing (DID) Attached As Generic DID

The majority of the office functions and configuration allows for an open floor plan that does not include any demising of the internal leased space, unless noted on the DID. Demising of all perimeter walls to our space is required. Requirements for walls and offices internal to our space are noted on the DID.

A contiguous block of space on one floor is desired if possible. If unable to provide a contiguous block on one floor than space may be divided upon approval of Contracting Officer. In any event the rooms marked with a (*) must be located in one block of contiguous space. Office space must then be located directly above or below the contiguous space.

Please refer to the Lease document for the constructions standards applicable to the interior tenant area build-out. These standards provide a general outline of the interior build-out requirements. For a complete list of requirements, refer to the Lease document.

Build out of the space must be accomplished in accordance with all local codes, and all requirements of the Request for Lease Proposal (RLP), including Agency Specific Requirements and all attachments/appendices.

Where discrepancies exist between the Agency Specific Requirements and the RLP the more stringent requirement shall apply. Where further clarification is needed, it is the offeror’s responsibility to contact the Government’s Contracting Officer for guidance.

All square footages referenced in the RLP and attachments/appendices are approximate and may vary upon layout of the space. In relation to this RLP, they are to be used for estimating purposes only.

DELIVERIES AND FREIGHT ELEVATOR

Office operations require frequent delivery of supplies and material by truck. The Lessor shall provide a loading dock or an acceptable alternative such as a portable or stationary scissor lift for the loading and unloading of large delivery trucks, i.e., 30-foot, 0 –inches to 40-foot, 0-inches (truck size), subject to LCO approval). Adequate maneuvering room for the tractor-trailer truck must be available adjacent to the dock and the area must be free of hazards. If the offered space is not on ground level it must have an elevator or acceptable alternative designated for periodic freight use with a minimum door opening of 42 inches. The freight elevator(s) must provide service to the leased premises during the entire lease term.

The freight elevator must also provide enough space at entrance to allow maneuvering of a pallet on a pallet jack – normally this area should have a clear path leading into the elevator. Use of freight elevator (AKA, passenger used for freight) is required 24 hours 7 days a week for periodic deliveries, unscheduled and deliveries lasting longer than normal building policy shall be scheduled after hours.

PARKING - GENERAL AND PUBLIC TRANSPORTATION

City Center Locations - Regularly scheduled public transportation and/or parking for 4 employees shall be located within three blocks (or 10 to 15-minute walk) for picking up supplies, delivering payroll and etc.

GS-05P-LIL00111 5 GOVT_____ LESSOR_____

Outside City Center Locations – Regularly scheduled public transportation and/or parking for 8 employees shall be located on property as part of the lease and at no additional cost to the Government.

The parking to square foot ratio available on-site must at least meet current local code requirements or, in the absence of a local code requirement, on-site parking must be available at a ratio of one space for every 270 rentable square feet of Government-demised area, whichever is greater.

PARKING – RESERVED AND VISITOR

The Lessor shall provide eight reserved parking spaces for visitors.

EMERGENCY EXITS

All emergency exit doors shall be equipped with panic bar type hardware installation allowing exit without the use of a key.
