About this file

This is a Scope of Work document for San Angelo State Supported Living Center in Carlsbad, Texas, detailing metal frame and sheetrock installation services for building 501A. The project encompasses hardening ceilings by installing custom metal framework and sheetrock in first-floor halls, lobbies, and other predetermined areas. The contractor must supply all labor and tools necessary for installation, including welding equipment and framing supplies, while the facility provides all materials such as metal, sheetrock, anchoring items, and lighting/HVAC components. Work is to commence upon notice to proceed, with an anticipated start date as soon as the contract is awarded, subject to change based on client facility needs. The contractor must frame as required for lights, HVAC grills, and access panels, install metal framing supports every 8 feet with 3/8 inch all-thread rod anchored to the concrete ceiling, maintain framing spans no greater than 2 feet, and install sheetrock with gaps smoke-tight and secured with metal screws spaced no more than 8 inches apart. After primary framing completion, the facility requires two weeks to install AC ducts and lighting before sheetrock installation begins.

Work is restricted to Monday through Friday, 8:00 AM to 5:00 PM, with no weekend or holiday work permitted unless prior arrangements are made. The contractor must maintain a clean and safe jobsite, remove all waste and rubbish upon completion, and confine operations to the building interior where the ceiling work is located. All vehicles must be secured behind locked fencing provided by the facility or removed from campus when unloaded. Material storage is permitted inside the building being renovated. A critical requirement stipulates that no combustible materials can be used for framing or in the enclosed ceiling space to meet NFPA requirements. The contractor must be located within 50 miles of the facility to ensure timely service completion, and invoices must be signed by the plant manager and submitted to accounting. The contract does not specify pricing terms, contract duration, or renewal options in this scope of work document.
