i. System Description
1. Mechanical systems will be controlled and monitored through a Direct Digital Control (DDC) based BAS with distributed processing at the local level. New BAS controllers will be IP based and reside on MD Anderson’s existing dedicated BAS ethernet network.
2. The BAS system design will be modular and flexible. The major system components of the BAS include fully standalone, remote and application specific controllers and network controllers. Major equipment will be controlled by individual application specific controllers to ensure that failure of the network or any of the controllers do not cause catastrophic control system failure.
3. System will monitor air temperature, water temperature, humidity, supply, return, and exhaust air quantities, supply and return water quantities, air and water static pressures, etc. The system will then adjust control dampers, control valves, fan speeds, pump speeds, etc. in response to achieve desired performance listed in the sequence of operation.
4. The BAS plant system, air system, and zone controllers will be networked to share information and control the management functions without sacrificing standalone capability.
5. Portable operator interface terminals may be connected to any of the controllers to operate the network locally. Operator workstations will facilitate BAS programming and network maintenance. Operator workstations will include screens and input/output points as necessary to convey information to the operator. The screens displayed on the operator workstations will include building floor plans, control diagram representations of each system showing indicating devices, operating status of each device, controlled variables, alarms, alarm history, trend data and other dedicated screens. Operator input will be via keyboard or mouse.
6. Alarm management will be provided to monitor, buffer and direct alarm reports to the appropriate devices or memory files. Security levels will be as provided by using multiple level password access to allow user/management to limit workstation control, display and database manipulation capabilities as deemed appropriate for each operator, based upon assigned passwords. Operators will be able to perform only those levels of commands available for their respective passwords.
7. All BAS controllers and associated network devices shall be powered by a central or local Uninterruptible Power Supply (UPS).
