About this file
This is a Scope of Work and Specifications document for an elevator modernization project at the University of Texas at Arlington (UTA), a state institution in Texas. The project encompasses the modernization of traction and hydraulic passenger elevators across multiple campus buildings, including University Hall (2 elevators), Business Building (3 elevators), Chemistry Research Building (1 hydraulic elevator with performance dates of 5/8/2027-8/7/2027), University Administration Building (2 elevators), Pickard Hall (3 elevators), and Science Hall (1 elevator with performance dates of 5/9/2028-8/8/2028). The scope includes all engineering, labor, tools, materials, and supervision required for complete modernization. A non-mandatory site visit and pre-bid meeting is scheduled for September 9, 2026, at 9:00 a.m. The project is a turnkey bid requiring vendors to provide all necessary staging, hoisting, equipment movement, and removal services. Vendors must submit detailed shop drawings, equipment lists, existing installation information, and material samples within 60 calendar days after contract award and before beginning fabrication.
The specifications detail extensive performance requirements including car speeds of 300 feet per minute, capacities of 3,000 pounds, door operation times between 2.0-3.0 seconds, and noise levels not exceeding 60 decibels inside the car and 80 decibels in machine rooms. The vendor must comply with ASME A17.1 and A17.2 codes, NFPA standards, International Building Code, and ADA accessibility guidelines. The project includes provisions for interim preventive maintenance from mobilization until modernization completion and one-year warranty maintenance following final acceptance. Vendors are responsible for securing all permits (including state TDLR permits and hot work permits), obtaining inspection certificates, and resolving any outstanding violations with the Authority Having Jurisdiction. A penalty of $1,000 per day applies if the project extends past the final approved turnover date. The specification mandates final cleaning of all hoistways and equipment, consultant's final compliance review, testing by Reliant Inspections, and delivery of comprehensive maintenance control programs, wiring diagrams, and diagnostic equipment to the Owner within 30 days of final acceptance.
