USDA/SRRC Elevator Equipment Maintenance Contract SOW:
The Elevator Maintenance Contractor (EMC) will maintain the entire elevator equipment and systems as herein after described, on the terms and conditions subsequently set forth. EMC will use trained men directly employed and supervised by their company. They will be qualified to keep your equipment properly adjusted, and they will use all reasonable care to maintain the elevator equipment and systems in proper operating condition. This contract shall include the following elevators and associated equipment:
Three (3) Traction Elevators: (2) in the Administrative Wing and (1) in the Chemical Wing, Main Building.
Two (2) Hydraulic Elevators: (1) in the Industrial Wing, Main building and (1) in the Textile Building.
Two (2) Dumbwaiters: (1) in the Chemical Wing and (1) in the Industrial Wing of the Main Building.
The EMC will monthly and regularly and systematically examine, adjust, lubricate as required and, if conditions warrant, repair or replace all elevator parts and devices not specifically excluded by this agreement. Conduct a yearly no-load, low-speed test of car and counterweight safeties and a test of buffers and, every fifth year, a rated-speed safety test and test of governors and buffers, as required by A.N.S.I. A-17.1 Code. Such tests may impose greater stress on the equipment and the building structure than that experienced in day-to-day operation, and the EMC shall be responsible for any resultant damage to the building structure or equipment.
The adjustments, repairs or replacements to be made will be such as are disclosed to be reasonably necessary by the examinations and complete review of the problem(s). The EMC shall not be required to make repairs or renewals necessitated by negligence or misuse of the machinery, equipment or car, or due to any other cause beyond our control except ordinary wear. We shall not be required to make safety tests or to install new attachments or devices on the equipment as directed or recommended by government, state, municipal or other authorities.
It is understood that all inspections and the regular routine service work and major repairs shall be performed during regular working hours and regular working days of the Elevator Trade. If agreement does not include 24 emergency call back service any calls outside the regular working hours of the Elevator Trade, USDA/SRRC will be charged at the agreed upon contract listed billing rate. Signal bulbs will be replaced during regular monthly maintenance inspections only.

(A) Provide a contract price for one (1) year from September 2021 through August 2022 $_______________

(C) Provide a contract price for one (1) year from September 2023 through August 2024 $_______________
(D) Provide a contract price for one (1) year from September 2024 through August 2025 $_______________
(E) Provide a contract price for one (1) year from September 2025 through August 2026 $_______________
Possession or control of the equipment shall remain with USDA/SRRC, and USDA/SRRC will retain normal responsibility and liability as owner, or custodian of the equipment. This responsibility includes but is not limited to: advising, warning or instructing passengers in the proper use of the equipment; providing a safe work place for all employees; notification to the EMC of operational problems, malfunctions or accidents. The EMC will not be liable for damages of any kind regardless of the form of action in any amount in excess of the annual price of the Agreement, nor will the EMC be liable in any event for special, indirect, incidental or consequential damages.
This service will be furnished for a period of one year with 4 additional one years priced per year, for a total of 5 years. One year base contract with 4 optional years.
