The ATCT and Base Building will be compliant with International Building Code (IBC) Risk Category IV and American Society of Civil Engineers (ASCE) Operational 1-A.

The Base Building is a single-story building of approximately 22,900 square feet. The space will contain administrative offices, bathrooms, conference rooms, shipping and receiving space, storage space, air handlers, equipment racks, electrical space and the critical power distribution system (CPDS1) which includes one engine generator, one facility Uninterruptable Power Supply (UPS) with battery rack, automatic transfer switches, static transfer switches, and redundant critical power panel space.

The project also includes a detention pond for stormwater and a 1200 ft long access road running to the northwest and connecting to SW 42nd Street.

The site improvements include excavation of unsuitable soils, structural fill placement and compaction, grading, seeding, drainage, utilities, duct backs, paving, striping, security fencing, security lighting (including cameras), power and communications duct bank, and landscaping.

The project also includes installation of a new section of fiber optic communication duct bank from the Airport Surveillance Radar to the new ATCT to achieve redundancy and satisfy diversity requirements.

The project site is on airport property West of the airport terminal and outside of the Airport Operations Area (AOA). It is rectangular in shape and is roughly 6-acres in size.

The construction period begins with the effective date of Notice to Proceed (NTP) as issued by the FAA’s Contracting Officer (CO) and ends at the FAA Beneficial Occupancy Date (BOD), which includes one-month Contractor Acceptance Inspection (CAI) and subsequent site restoration. The total duration of this project is estimated to be 730 calendar days (2 years).

The estimated price range of the construction project will be between $50M to $70M. This Screening Information Request (SIR)/Statement of Work (SOW) is considered for full and open competition.
