The contractor shall provide all labor, materials, equipment, tools, supervision, testing, commissioning, and incidentals required to demolish the existing AHU #34 and furnish and install a new fully operational unit, including general construction, demolition, mechanical, electrical, plumbing, and controls integration work. The new AHU must meet VA standards, ASHRAE 170 requirements, and all applicable codes.

The new AHU specifications include: minimum 6 air changes per hour (ACH), positive air pressure capability, temperature control range of 68°F to 73°F, humidity control of 30% to 60% RH (target 45%), HEPA filtration with housings and access doors, and a 40" x 20" single-row steam coil. The unit must feature a double-wall insulated casing, stainless steel sloped drain pan, and factory-applied insulation. Mechanical installation includes new steam piping, condensate drainage, closed-cell insulation, and ductwork modifications. Electrical work requires new 208-volt conduit, wiring, disconnects, and breakers, with integration into the existing Building Automation System (BAS). The contractor must perform full commissioning and testing, including airflow verification, pressure differential validation, temperature and humidity performance confirmation, and BAS point-to-point checkout. Comprehensive documentation, O&M manuals, as-built drawings, staff training, and warranty documentation are required. Work must comply with VA Infection Control Risk Assessment (ICRA) requirements, OSHA, NFPA, and ASHRAE standards. All work must be completed within 180 calendar days from issuance of Notice to Proceed, performed Monday through Friday between 0800 and 1630 hours. The VA has referenced specific CSI specifications across Divisions 01, 23, 26, and 28 that contractors must utilize.
