SECTION II –Item Description:

SPECIFICATIONS

General Background Information The Colorado Veterans Community Living Centers (CVCLC) is based in Denver, Colorado, managing four nursing homes located throughout Colorado (Aurora, Florence, Homelake/Monte Vista, and Rifle.)

McCandless VCLC Background Information - McCandless is located approximately 2 miles south of the town of Florence, Colorado. McCandless has a maximum capacity of 105 residents with 51 double occupancy resident rooms and 3 single resident rooms.

Project Description The project consists of the following:

· Reconfigure the piping from the two existing boilers, mixing valve and hot water storage tanks.

· Remove and replace the existing thermostatic mixing valve

· Remove the two existing hot water storage tanks (175-gallons each) and install three hot water storage tanks (200-gallons each)

Facts about the Domestic Hot Water Piping The existing domestic hot water generation system resides in the downstairs mechanical room. The system consists of two boilers (lead/lag), 2-stage thermostatic mixing valve and two hot water storage tanks. Hot water generated by this system is only for consumptive usage. Please read the Consultant Engineers Report, General Mechanical Requirements, Schematic Drawing (Demo, Modification and Boiler), and related pictures. All demo and modifications to the pipe will be in the mechanical room.

Facts about the Existing Thermostatic Mixing Valve The existing mixing valve is a Leonard two-stage mixing valve assembly. It will be replaced with a single hi/lo mixing valve, i.e. Lawler 804 model 86306 or equivalent.

General Requirements

· ASSE 1017 and Leadfree certified

· Valve shall provide automatic protection against hot, cold or thermostat failure

· Bronze body employing sliding piston control mechanism

· 1½” DHW & DCW connection, 2” THW outlet connection

· 110 to 140˚ set point range

· Minimum 0.5 gpm flow rated when installed in recirculation system

· Maximum 5 psi pressure drop @ 52 gpm; maximum 20 psi pressure drop @ 100 gpm

Facts about the Existing Domestic Hot Water Storage Tanks The existing domestic hot water system consists of two boilers that provide hot water for the facility domestic use and is stored in two 175 gallon hot water storage tanks. During demand for hot water, stored water is blended with cold water at a temperature mixing value to a useable temperature to be distributed throughout the facility. The combined volume of the two tanks is 350 gallons, which is less than desirable. The storage capacity that will provide the best operational capacity is approximately 600 gallons. We are replacing the two existing hot water storage tanks with three (3) 200-gallon tanks.

General Requirements

· Three (3) hot water storage tanks with a 200 gallon volume for combined capacity of 600 gallons

· Each tank shall be a vertical configuration and not be greater 34-inches in diameter.

· Each tank shall have segmented or flexible anode rod. The anode rods must be suitable for the hot water storage tanks.

· Must fit in the available space, i.e. height of the storage tank plus enough headroom to remove the anode rods. The available height is 93-inches. Example: If the recommended tanks are 78-inches tall the available headroom is 93-78 = 15 inches. Thus, there is 15 inches of headroom to remove the segmented anodes.

· Each tank shall be rated with a minimum working pressure of 125 psig

· Each tank must be insulated to meet the current edition of ASHRAE 90.1 with steel or plastic casing.

· Each tank must be epoxy or glass lined carbon steel, or stainless steel construction.

· Shall also have the following threaded inlets/outlets specs:

· One (1) 2-inch minimum at top of tank

· One (1) 2-inch minimum on side of tank in upper 15% of the height of tank

· Two (2) 2-inch minimum on the side of the tank in the bottom 15% of the height of the tank

· At least 1 spare side and/or 1 spare top outlet, not less than 1-inch for temperature sensor or safeties.

· One (1) 1-inch minimum drain at bottom of tank is desirable for tank drain.

· One ASME P&T relief valve in dedicated outlet (sized and located by tank manufacturer)

SECTION III – INFORMATION REQUIRED ON QUOTE

Each bidder shall submit with their bid the manufacturer and model of the tanks and mixing valve assembly. Additionally, a cut sheet shall be included along with the segmented anode rod information. The bid selection will be based upon the item bid conforming to the specifications and price. Material delivery shall be included in the bid.

Delivery: The tanks, mixing valve assembly and piping must be delivered to the facility; McCandless Veterans Community Living Center, 903 Moore Drive, Florence, CO 81226.

No delivery dock is available, so please allow for some other type of un-loading mechanism.
