This is a Design/Build Agreement between School District 27J (Brighton, Colorado) and a design/builder for HVAC replacements at South Elementary School. The agreement establishes the framework for design and construction services, with the design/builder responsible for providing all architectural and engineering services, construction management, materials, equipment, and labor necessary to complete the project. A mandatory pre-proposal site walk is scheduled for August 11, 2025, from 11:00 AM to 12:00 PM, with questions due by 4:00 PM MST the same day and proposals due by August 18, 2025, at 2:00 PM MST via email to karley@kopmanagement.com.
The contract operates under a Guaranteed Maximum Price (GMP) structure where the design/builder's fee is calculated as a percentage of the Cost of Work, with specific provisions for design services fees and preconstruction services as separate line items. The agreement includes comprehensive insurance requirements with general liability coverage of $2 million aggregate, professional liability of $1 million, and builder's risk insurance, along with payment and performance bonds for the full GMP amount. The district requires Colorado labor preference (80% minimum), competitive bidding for subcontractors, and includes a two-year warranty period with liquidated damages of $1,000 per day for delays beyond substantial completion, with final completion required by a date to be specified in the project schedule.
