About this file
This is a U.S. Government Lease for Real Property template used for leasing commercial space to federal agencies under the authority of Title 10, USC 2661.
The lease establishes terms between a private lessor and the United States Government for rental of commercial premises. Key terms include: annual rental payments made monthly in arrears via electronic funds transfer to the USAGE Finance Center in Millington, Tennessee; lease commencement and expiration dates to be specified; government renewal rights on an annual or lesser period basis with 30-day notice, not extending beyond a specified maximum date; and government termination rights with a minimum 90-day notice period (negotiable for shorter periods). The lessor must provide and maintain the premises including common areas, parking, grounds, utilities (gas, electricity, water, sanitary sewer, trash removal, and internet as specified), snow and ice removal, fluorescent light bulb replacement, real estate taxes, and insurance. The lessor waives restoration of alterations. The government is responsible for internet fees. The lessor must notify the government of any change in property ownership within 30 days and provide proof of ownership documentation, with potential withholding of lease payments until ownership is established. The lease requires written notice for all communications via certified mail, registered mail, or hand delivery. All property alterations, structures, or signs require prior written lessor approval, except for antenna and radio tower maintenance. The lease binds successors in interest and must be executed by both the lessor and the Chief of the Inleasing Branch, Real Estate Contracting Officer.
