About this file

This document is a Q&A response sheet for a Construction Management (CM) RFP issued by the Coastal Empire Montessori Community Organization (CEMCO) in Savannah, Georgia. CEMCO is seeking a professional Construction Management/Contracting firm to manage the comprehensive renovation and phased redevelopment of its campus located at 2001 Cynthia St. in Savannah, Georgia. The project encompasses a hard cost budget not to exceed $3.1 million, inclusive of roof replacement and all general contractor fees. Qualified firms must demonstrate expertise in project planning, cost management, project controls, pre-construction and construction methods, value engineering, scheduling, and quality assurance. The RFP identifies Phase 1 scope of work with defined duration and budget as detailed in the RFP document itself, with Phase 2 scope to be determined at a later date if additional funding becomes available. SCCPSS equipment and furniture will be removed prior to January 30, 2026, before construction commencement.

The RFP requires a bid bond pursuant to O.C.G.A. 36-91-50 et seq., with bond requirements and thresholds as defined in the RFP document. No alternative or additional scopes of work are available for Phase 1 at this time. A hazardous materials survey has not yet been completed but will be shared with interested parties once finished. No alternative scopes of work, incumbent information, or specific pricing terms are outlined in this response document.

1. If available, please provide a copy of the hazardous materials survey report.

○ The hazardous materials survey has not been completed, but will be shared once complete.

2. The RFP calls for a bid bond. Would this bond be applied to the GC fee exclusively?

○ The bond requirements, including thresholds can be found aligned to what is defined in the RFP "Inclusion of a Bid-Bond with the proposal pursuant to O.C.G.A. 36-91-50, et.

seq."

3. Please confirm that the SCCPSS equipment/furniture will be removed prior to the start of construction.

○ Removal is scheduled to take place prior to January 30, 2026 which is prior to construction commencement.

4. During the optional site walk, there was mention of the scope of work to be included in phase

1 and scope to be included in phase 2. Please confirm the full extent of the scope of work for both phases and provide a timeline for phase 2.
