About this file

This is a Questions and Answers document for the Coronado National Forest Campground Prospectus, addressing inquiries from prospective bidders on a campground concession opportunity.

The concession opportunity involves operating four campgrounds (Rose Canyon, Showers Point, Spencer Canyon, and Whitetail) on the Coronado National Forest. The current permit expires December 31, 2026, with the new permit term beginning January 1, 2027, and operations commencing no earlier than the second Friday in April. The Forest Service anticipates notifying the selected applicant in summer 2026. The 2025 gross revenue for the current operation was $471,579.58, including merchandise, firewood, ice, and related sales. Historical revenues shown in Table 2 of the prospectus include all amphitheater revenue from weddings and group events at Rose Canyon. Occupancy rates for May to October 2025 were: Rose Canyon 41.6%, Showers Point 34.5%, Spencer Canyon 14.8%, and Whitetail 47.5%. Site fees for 2026 remain unchanged from 2025 levels. Currently, no interpretive programs or green initiatives are being offered in the permit areas by the Forest Service, the concessionaire, or external partners. No specific campsites or loops have been identified for infrastructure improvements such as electricity, water, or septic installations. The Forest Service conducted a site tour on April 24, 2025, providing attendees with an agenda, directional information, and logistical details, with a Q&A document posted in early May 2025.
