About this file

This document is a Project Manual for a reroofing project prepared by Alan Stevens Associates, Inc. for Beaverton Schools' Bus Barn located at 3384 South M-18 in Beaverton, Michigan. The project involves a comprehensive roof replacement for the main and lower bus barn facilities, including full roof demolition, deck repair/replacement, installation of new insulation, and a fully adhered EPDM elastic sheet roofing system. The specification manual includes detailed technical specifications across multiple divisions, including sitework, wood and plastics, roofing, sheet metal, and sealants. The project will require the contractor to remove existing roofing, replace deteriorated decking, install new nailers, apply a .25" cover board, and implement a 60-mil non-reinforced black EPDM roofing membrane.

The project manual specifies a 20-year No Dollar Limit (NDL) labor and material warranty from the manufacturer, with an additional 5-year labor warranty from the contractor. The bid form allows for unit pricing for unforeseen conditions such as wood nailer replacement, deck replacement, and fascia/soffit repairs. Bidders are required to provide comprehensive details about their proposed materials, installation methods, and qualifications. The roofing system must meet Factory Mutual (FM) Class I approval standards and Underwriters Laboratories (U.L.) classification. Specific performance requirements include wind uplift resistance, proper installation techniques, and strict adherence to manufacturer recommendations. The contractor will be responsible for all aspects of the installation, including surface preparation, membrane application, flashing, and ensuring a completely watertight roofing system.
