Statement of Work for New Mexico Fire Zone Office HVAC at Bitter Lake NWR

The New Mexico Fire Zone (Zone) is converting an existing garage into finished offices. As part of this project, a new HVAC system needs to be installed. The garage has never had an HVAC system, so there are no existing drain lines, ductwork, or any other HVAC components. The Zone is requesting a ductless mini-split system to be installed for the new offices. There will be a total of six rooms (four offices, one conference room, and one bathroom) that will each need a mini-split indoor unit (see attached floor plan for room dimensions). The storage room will not need an indoor unit (see floor plan). The number of outdoor units (condensers) should be limited by connecting multiple indoor units to the same condenser (forming a zone mini-split system). The total number of outdoor units will be based on the size of indoor units needed for each room (based on varying square footage), the capacity of the outdoor units, and any other considerations to run the HVAC system safely and efficiently. The contractor can determine how to connect the indoor units to each condenser based on their best professional opinion, but the final configuration will be approved by the Zone.

In addition to the garage that is being remodeled, there is also an existing office space in the same building that is located to the south of the garage. This office area is serviced by a standard HVAC system with ducts (which utilizes a 2-ton heat pump unit manufactured in 2004), and the indoor unit is installed on the south wall of the garage. The Zone is requesting that the existing two units (indoor and outdoor) be removed and a new ductless mini-split system be installed. There are four rooms that will each need a mini-split indoor unit (see floor plan for room dimensions). Like for the garage portion, the number of outdoor units (condensers) should be limited by connecting multiple indoor units to the same condenser; the total number of outdoor units will be based on the same considerations listed in the previous section. The final configuration of indoor units will be approved by the Zone.

The exterior walls of both parts of the building (the garage and existing offices) are made of adobe (up to 18” thick), and holes will need to be cut through this to install some of the mini-split indoor units and HVAC lines.

The following are the additional specs for the HVAC system that the Zone is requesting:

• A ductless mini-split HVAC system(s) to service 10 rooms (10 indoor units and 2+ outdoor units);

• 16 SEER rating (or higher) on all mini-split units;

• Mini-split units need to have heat pumps;

• New outdoor (condensing) units will be placed outside on the back side of the building (the west side);

• All refrigerant, condensation, and other necessary lines will be installed for each indoor unit. The indoor lines will be installed at the top of the interior walls, preferably along the vigas (roof timber beams) where the wall meets the ceiling (see attached photo of ceiling). These interior lines will have decorative covers installed over them to not detract from the appearance of the walls and ceiling, and the specific style of covering will be approved by the Zone;

• Any HVAC lines along the outside of the building should not be installed on the front of the building (the east side), and these lines will be covered with PVC (or equivalent) line set covers. These line set covers will be tan or another shade of brown (approved by the Zone) to better blend in with the exterior stucco on the building;

• A pump may be required to help drain the condensation lines for the indoor units, depending on the slope of the lines and if they can drain adequately with gravity or not;

• If the indoor units have wall-mounted thermostats, they shall be ADA accessible;

• The two units servicing the existing office space shall be removed and disposed of in accordance with standard practices;

• The contractor is responsible for all materials needed for installation of the mini-split system(s).
