STATEMENT OF WORK
GREENHOUSE RESTORATION,
HVAC, IRRIGATION UPGRADES
Problem Statement
The greenhouse at the Rose Lake PMC is currently inoperable and has been in disrepair for several years. The current 2,500 sq ft double-bay greenhouse will be separated into 1,250 sq ft east and west bays. These bays will be divided by a polycarbonate partition wall running north to south. The east bay will function as a four-season greenhouse and will require new glazing, vents, heating, control system, water filtration, and irrigation. The west bay will serve as a three-season greenhouse and need new glazing, venting, and have a unit heater installed.
1. Dismantle Current Greenhouse Siding and Mechanicals
• Dismantle and remove all existing polycarbonate material, cooling pad vent system, exterior fans, piping, footwall, doors, irrigation, unit heater, boiler system and existing heat piping material, and Priva control system
• Dispose of all materials in dumpster provided by contractor and recycle all reusable materials and equipment if possible
2. Heating: Boiler/Perimeter Fin Pipe/Piping Materials/and Unit Heater
• All heating and cooling systems will be connected to and controlled by the centralized control system.
• The heating system will have a high efficiency centralized propane gas boiler system. A hydronic aluminum perimeter finned system will be installed at the base walls of the greenhouse and connected to boiler system. The perimeter heating system will provide the primary source of heat to greenhouse so should be sized to provide adequate ambient temperature during winter months. It should have a 2-stage digital programmable wall-mounting type thermostat with a 50-90°F operating range and be programmable through a centralized control panel.
• Two additional suspended unit heaters will be purchased and installed to replace an older heat unit. The existent gas-fired Modine unit heater model # PV200 with functional output of 160,000 BTU/hr shall be replaced with 2 comparable, newer propane suspended unit heaters. There will be one heating unit in each bay. The units must be installed in a horizontal position with appropriate clearance according to industry safety standards. Horizontal unit heaters will be preferred to vertical configurations. The air stream from the unit heaters shall be free from interference to allow for satisfactory heat distribution.
• Performance for the perimeter wall fin heating, suspended unit heaters, and boiler should be at the highest efficiency standard for the industry.
• The walls behind the pipes should be appropriated insulated.
3. Cooling: Ceiling Vent/Passive Ventilation/ Guillotine Walls
• All heating and cooling systems will be connected to and controlled by the centralized control system.
• The ceiling in both east and west bays will have a full vertical vent to maximize light and ventilation, glazed with double-wall polycarbonate or similar material. Tempered glass glazing will be considered if it is the standard/industry recommended material. It will be connected to main control.
• Wall vents on the new greenhouse should be a passive/natural type ventilation system meeting the cooling needs of the entire 2,500 sq ft double bay greenhouse. Two guillotine walls, one on the east side of east bay, and one on the west side of west bay will be installed. This option is preferrable to exhaust fans due to the noise nuisance to neighbors; also, passive ventilation will reduce energy costs. The passive/natural guillotine wall vents should be the adequate size required to cool a 2,500 sq ft facility.
• Additional interior circulation fans should be added, and hung as necessary, to provide adequate venting in both east and west bays.
4. Environmental Control System
• The current Priva Maximizer Precision II climate control unit is obsolete and inoperable in its current state. The current system will be removed and recycled if possible.
• A new climate control system should be purchased and installed. It should be comparable in performance to the current control unit. It should control heating, cooling, ceiling and wall vents, circulating fans, humidity, lighting, and irrigation.
• The unit should be programmable for multiple zones and ideally equipped with smart technology that can be controlled via internet.
5. Plumbing: Irrigation, faucets
• Upright rigid bench mounted irrigation/misting is preferred. Irrigation should have micro-sprinkles upright, attached to rigid risers coming up from the benches. The piping should be connected to the well system and operated through a programmable controller unit. Old piping will be removed and disposed.
• A water filtration system will be installed in headhouse to filter well water sent to main office and greenhouse irrigation. The preferred system would be a reverse osmosis system equipped to filter iron and manganese for water for 1,250 sq ft. greenhouse. If an oxidation filter is required upstream for filtration system, that will be provided.
• Install 2 frost free wall-mounted outdoor faucets/hydrants on the south-facing exterior footwall and connect to the water source.
6. Electrical
• Current sodium lights are operable and will be reused and reinstalled.
• All outlets should have GFCI weatherproof receptacles.
• All electrical wiring shall be installed to meet OSHA standards.
• Lights will be controllable through central control system.
7. Growing Benches
• Current 6’ x 8’ benches will be reused, and reconfigured. They will be installed oriented east to west, in 5 rows (bench layout attached). The rows will be 6’ wide and 16’ long.
8. Interior and Exterior Siding & Doors
• All miscellaneous piping in interior should be removed and disposed of, recycling any applicable material. All siding should be removed from south wall of headhouse.
Appropriate weather resilient siding should be installed on the outside wall of headhouse to replace old siding. The ~2 ft tall footing around the exterior of the greenhouse should also be covered with durable siding/stone/cement face.
• Entrance doors on northside (headhouse) of greenhouse will be refaced.
• Exit door on south side of greenhouse will be replaced with a 72” W x 80” H steel double-door. A cement pad will be installed at the exterior threshold of the door.
• A polycarbonate partition wall will be installed dividing east and west bays so that the west bay can be closed off during winter. The north and south sides of the partition wall will have an 8’ x 8’ metal roll up door connecting the two sides.
• Two 8’ x 8’ metal roll-up doors will be installed in the northwest corner and southwest corner of east bay of greenhouse. These doors will connect the east and west bays along the polycarbonate partition wall. These doors should include electric roll-up door openers. Color to match color of exterior footwall (white).
9. Exterior: Glazing, Gutters, Downspouts
• The preferred design for the polycarbonate glazing system would be to include a low ~2 ft tall footwall around the base of the entire perimeter to prevent the polycarbonate material from coming into direct contact with ground where it can be damaged by landscaping equipment. All glazing ends should be adequately sealed, airtight, and secured with aluminum frame glazing.
• The exterior material should be industry-standard translucent UV-resistant polycarbonate paneling with 8mm twin wall thickness. The ends of the polycarbonate will be sealed to ensure air pockets act to insulate building. Polycarbonate with 8mm twin wall thickness preferred.
• Gutters and downspouts will be replaced with appropriately sized material to convey water, snowmelt, and snow.
• The ceiling gap between south wall of headhouse and greenhouse will be covered and sealed appropriately.
10. Miscellaneous Repairs
• Other miscellaneous repairs will include: disposal of former heating and irrigation systems; some cement patching; some interior wall patchwork in headhouse to seal holes from piping removal; propane gas line reorientation and fastening; refacing of door frames; replacement of damaged, cracked, or weathered vinyl siding.
*The contractor shall provide all labor, materials, supplies, tools, equipment, transportation, facilities, expertise, and supervision as necessary to repair greenhouse heating system for a 1,250 square foot greenhouse. All work shall conform to local, state, and national building code requirements for greenhouse installation.
