The COR shall provide a summation of unsatisfactory inspections and customer complaints and provide insight into any identified trends. Should the contractor not concur with the review, the contractor shall provide a written notification to the Contracting Office identifying areas of non-concurrence for resolution.

2.6 Environmentally preferred Cleaning Products:

2.6.1 Our cleaning program is intended to comply with LEED 2009 Existing Buildings Operations & Maintenance (EBOM) Indoor environmental quality (IEQ) prerequisite 3 which established Green Cleaning Policy requirements for facilities pursuing EBOM certification.

2.6.2 Certification

Green cleaning products must be third-party certified, deemed safe for humans and the environment by organizations such as Green Seal. General purpose cleaners, bathroom, glass and carpet cleansers must comply with the Green Seal 37 standard. Cleaning solutions should be free of volatile organic compounds, dyes, perfumes or other components or compounds that can adversely affect a hypersensitive individual in a facility. When more aggressive cleaning of a non-routine nature is required, chemicals that do not meet this standard may be used. Examples of non-preferred chemicals include floor finishes containing metal, strippers containing ammonia, red stain removers, metal polish and ceramic tile cleaners. This approach complies with Green Seal GS37 and LEED EBOM IEQ credit 3.3.

Hand soaps shall not contain triclosan. Hand soaps must comply with the Green Seal GS-41 standard. Contractor shall provide and maintain dispensers utilizing alcohol based waterless hand sanitizers. Dispensers shall be in hallways outside the entrance to Bathrooms. Dispensers may be wall mounted or free standing. Locations are to be determined in consultation with Facility Manager.

Paper products and liners must comply with the Green Seal GS-01 (toilet tissue paper) standard and GS-09 (paper towels and napkins) standard. Multifold towels shall not be provided.

Disinfectants, metal polishers and degreasers must comply with the Green Seal GS-40 standard.

2.6.2 Cleaning Materials

Cleaning materials products must be from sustainable sources. Microfiber, lint-free dusting cloths are preferred instead of cotton cloths. Always use a folded cloth and refold when cloth is soiled. Refolding provides more cleaning surface area and maximizes effective use of the cloth. Use designated color cloths for different spaces, for example, cloths used for restrooms and lunch rooms should be different colors. A micro-fiber flat mop is preferred over a dry or chemically treated cotton mop. Floor care products comply with the Green Seal GS-40 standard. Degreasers must be biodegradable.

2.6.3 Cleaning Equipment:

Cleaning equipment such as vacuum cleaners must be certified by the Carpet and Rug Institute (CRI) Green Label Testing Program, operate at less than 70 decibels and be equipped with HEPA filters. Vacuum bags should be checked periodically and changed out when they become 3/4 full.

Carpets are deep cleaned once a year using Deep cleaning extraction equipment that is certified by CRI’s “Seal of Approval” testing program, Electric and battery powered floor buffers and burnishers must be equipped to capture fine particulates and operate at less than 70 decibels.

The contractor must provide Safety Data Sheets for each product proposed for use and maintain copies of said sheets available in both English and Spanish if Spanish speaking personnel are employed. All containers and spray bottles must be clearly labeled. The transfer or storage of cleaning chemicals in unmarked containers, food containers or drink containers is prohibited.

In case of large spills of cleaning products (>2.5 gallons), the facility manager must be contacted and advised of cleanup or need for assistance. Monitoring of effectiveness of cleaning will be done by analyzing ATP bioluminescence. ATP bioluminescence is a rapid, simple, and reliable way to monitor surface contamination. We use the Hygiena UltraSnap ATP luminometer hygiene monitoring system. With this device we can quickly determine the effectiveness of our cleaning procedures. With a pen like testing device it measures adenosine triphosphate (ATP), the universal energy molecule found in all animal, plant, bacterial, yeast and mold cells. After cleaning, all sources of ATP should be significantly reduced. A low reading on the ATP luminometer means low levels of contamination. This tool provides an evidence based method for testing the effectiveness of cleaning systems.

3.2 Government Furnished Services. Government will dispose of trash and recycling.
