About this file

This is a Statement of Work (SOW) for annual preventive maintenance services for HVAC and environmental control equipment at the USDA Agricultural Research Service (ARS) Center for Grain and Animal Health Research (CGAHR) facility located at 1515 College Avenue, Manhattan, Kansas. The contract encompasses a base year with up to four option years extending through 2030. The contractor must provide comprehensive preventive maintenance on four free cool modules and four mechanical modules of Multistack Chillers, annual service for 23 Condair/Nortec steam humidifiers, and annual testing and cleaning of backflow preventers. All labor, tools, and materials are the contractor's responsibility.

The technical requirements include detailed electrical and performance inspections of chillers (electrical systems, motors, controls, refrigerant levels, piping integrity, and condenser maintenance); humidifier service involving removal and cleaning of scale collectors, steam cylinders, drain pumps, inlet valves, and inspection of water supply systems; and backflow preventer testing and cleaning in compliance with local Manhattan, Kansas codes with required city filing. Deliverables consist of completed preventive maintenance, backflow inspection documentation filed with the City of Manhattan, a final report detailing deficiencies and completed repairs, and confirmation by the location monitor. The contractor must employ trained and qualified personnel possessing valid driver's licenses or government-issued identification. A site visit is encouraged and can be arranged Monday through Friday, 8:00 AM to 12:00 PM by contacting Jason Cherico at jason.cherico@usda.gov or 785-477-3994. All maintenance logs, test records, and reports become government property with full reproduction rights granted to USDA ARS.
