About this file

This document appears to be Attachment 2 - Boiler Salient Characteristics related to a federal contract opportunity for two (2) brand name AERCO BMK 2000 condensing boilers. The key details include:

The boilers must be modulating, condensing, natural gas-fired with a 20.1 turndown ratio, 94.6% efficiency, and 439 stainless steel fire tube heat exchanger. They must have O2 trim capability, dual return loops, and compliant controls to interface with the Johnson Controls energy management system. The boilers must meet low NOx emission standards. The contractor is required to provide start-up, testing, training, spare parts, an operations manual, and warranty coverage including 10-years on the heat exchanger, 5-years on the burner, and 2-years on the control system.

SALIENT CHARACTERISTICS FOR B6448 HOBAN HALL HEATING BOILERS

PART 1 – DESIGN

1.1 DESIGN REQUIREMENTS

1.1.1 The boilers specified must be a modulating type condensing type natural gas-fired boiler.

1.1.2 The boilers and accessories shall be supplied by the boiler manufacturer.

1.1.3 The boiler must incorporate a 20.1 Turndown Ratio.

1.1.4 The boilers must have capability to computer operated air/fuel ratio adjustment, have a 439 stainless steel fire tube heat exchanger, operate at a minimum 94.6% efficiency rate in accordance with the American Society of Mechanical Engineers (ASME) Energy Star rating.

1.2 DESIGN REQUIREMENTS

On-board Set-up & Combustion Calibration

Input Range BTU/HR 2,000,000

Net Output Range BTU/HR 1,860,000

1.3 REFERENCES

1.3.1 ANSI (16.5) - Standard for Cast Iron Pipe Flanges and Flanged Fittings.

1.3.2 ANSI Z223.1 (National Fuel Gas Code Publication No. NFPA-54) for gas-fired boilers

1.3.3 South Coast Air Quality Management District (SCAQMD), Rule 1146.2

1.3.4 Unified Facilities Guide Specification UFGS-23 52 00 dated January 2024

1.3.5 United Sates Environmental Protection Agency Nitrogen Oxides (NOx) Regulation

1.3.6 Air Force Manual 32-7002 Environmental Compliance and Pollution Prevention

PART 2 – BOILER PARAMETERS

2.1 BOILER CHARACTERISTICS/PERFORMANCE

2.1.1 O2 TRIM CAPABILITY: Boiler shall incorporate a high-efficiency combustion control system to maintain air/fuel ratios to ensure proper operation and provide maximum efficiency to adjust to fluctuating gas pressures and environmental conditions. The boiler must display oxygen levels directly via an on-board display in real-time to allow for measurement of emissions and fuel economy of the boiler without traditional combustion calibration devices. The system shall self-adjust in the event of any site condition changes (air density, gas pressure, BTU content, etc.) to ensure efficiency, stability, and reliability. Boiler must have a gas pressure operating range of 14” Water Column maximum and 4” Water Column at full load. Water pressure drop cross the heat exchanger must be a maximum of 3.0 PSIG@170 GPM.

2.1.2 DUAL RETURN: Boiler must incorporate dual return loops to adjust to varying load demands to maximize operational efficiency by keeping cold water separate creating a larger condensing zone that allows for an additional 6% efficiency gain.

2.1.3 BOILER CONTROL: Boiler controls must maintain constant set point, outdoor reset schedule and be compliant with Johnson Control Energy Management and Control System architecture. The boiler controls must also have capability to be sequenced and automatically adjust to prevent fluctuations in the header temperature. Boiler must incorporate on-board diagnostic capability in the event of excessive trimming or when the O2 Sensor has fallen out of calibration.

2.1.4 EMISSIONS: Boiler must be fitted with a Low NOx burner whose emissions will meet minimum Environmental Protection Agency and Air Force Manual 32-7002 Environmental Compliance and Pollution Prevention standards.

PART 3 – START-UP/TESTING/TRAINING, DELIVERABLES, AND WARRANTY

3.1 START-UP/TESTING/TRAINING

3.1.1 The manufacturer shall furnish the services of a competent factory representative to do the following:

3.1.1.1 Inspect and commission the system following installation, supervise the start-up and testing of the system, and certify the system is operating at design specifications.

3.1.1.2 Instruct operating personnel in the proper operation and maintenance of the system for a period of not less than one half day.

3.2 TOOLS AND SPARE PARTS DELIVERABLES

3.2.1 The manufacturer shall furnish the following on or prior to day of commissioning:

3.2.1.1 A recommended list of spare parts.

3.2.1.2 An Operations and Maintenance manual.

3.3 WARRANTY

3.3.1 The manufacturer shall furnish the following:

3.3.2 10-year Heat Exchanger covering Condensate Corrosion, Manufacturing Defects.

3.3.3 5-Year Warranty on Burner

3.3.4 2-Year Warranty on Computer Control System.

3.3.4.1 A copy of the manufacturer's parts and labor warranty.

3.3.4.2 An 18-month Parts and Labor Warranty issued by the manufacturer. This warranty must cover all electrical and mechanical components.
