About this file
This is a Statement of Work (SOW) for the supply and installation of uPVC door systems at a recreation center renovation project (Order No. PR15997153).
The vendor must supply and install sliding doors, windows, and fixed glass panels in a club house and security room according to provided design details and drawings (DWG # 02, 04, 12, 13, 14, 23, 24). All door frames must be black color with uniform finish unless otherwise specified as white. Material specifications require high-quality, UV-stabilized uPVC profiles free from defects; factory-fabricated double-pane insulated glass units (IGUs) with minimum 8 mm total thickness; tempered safety glazing compliant with International Code Council, ANSI Z97.1, and CPSC 16 CFR 1201; argon gas-filled units; corrosion-resistant fasteners; high-performance exterior-grade sealants; and UV-resistant gaskets and weatherstripping. All systems must come from the same manufacturer family to ensure compatibility.
The SOW specifies 13 different door/window types with defined quantities: two SW1 fixed glazed assemblies (3 panels each), one SD2 two-panel sliding door system, two SW2 fixed assemblies, one SW4 fixed assembly, two FG2 fixed glazing units, one SW3 three-panel sliding door, two SD1 double-leaf hinged doors, one D2 double-leaf with sandblasted finish, two D1 single doors with louvers, one D3 single insulated door, one security room door (900mm × 2100mm white), and two service doors for laundry and bathroom (800mm × 2100mm white). Installation requires dimensional tolerance verification (±2 mm), proper leveling and plumbing, gap filling with paintable silicone sealant, protection during construction, and functional testing. The vendor warrants materials for five years and workmanship for two years, with acceptance contingent on compliance with ASTM, AAMA, and NFRC standards and submission of test reports, operation manuals, and warranty documentation.

4. INSTALLATION
A. The Vendor shall verify that all openings provided by the construction contractor meet the specified dimensional tolerances (±2 mm) prior to installation. Any deviations shall be identified, measured, and incorporated into the installation works without additional cost. All necessary adjustments to achieve proper fit, alignment, and operation are the sole responsibility of the Vendor under this contract. Installation shall be executed to ensure long-term performance, with no loss of functionality, misalignment, or settlement over time
B. The new vinyl frame should be embedded into the wall using the clamping collar and as per the manufacture’s recommendation. It is necessary to level
P a g e 7 | 9 and plumb the frame to avoid any deviation or misalignment of the doors/windows later.
C. Each door with the inbuilt frame should measure first to get the appropriate frame size as slight deformation and manufacturing defects can be seen. The misalignment/deformation of the door frame or the wood frame need to be properly adjusted/modified so that the functionality becomes standard and smooth.
D. Verify the width and the height of the windows/doors area are each ½” smaller than the rough opening width and the height.
E. Verify the masonry finished window opening is square. Maximum allowable deviation from square is 1/8”. Also verify the opening is level and plumb.
Maximum allowable deviation is 1/16” for 2’ of length.
F. Any gaps present in the frame and wall should be filled using paintable silicone (Acrylic Sealant- V-tech, VT-220). The finishing should not have any gaps present around the frames and any part of the complete installation.
G. The finished installation and the plastering work ultimately will work as a single composite unit in the wall.
H. Bottom sliding slots of the sliding doors should be embedded in the floor so that no provisions are provided for any tripping issue.
I. No excessive gaps or opens around doors and wood frame are allowed under any circumstances. If the gaps are found later due to faulty construction, the vendor should fill all the gaps in a manner that the repair will last without reoccurring.
J. Vendor should take extra effort not to damage the vinyl window/doors or the frames during or after the construction. Need to use polythene and tape to cover up each window so that no scratching marks or damage in the glass and
P a g e 8 | 9 frame. Any damage or broken window/doors during and after construction, happened solely due to the contractor negligence, will be replaced at 100% contractors’ cost.
K. Any other construction or finishing up works to ensure the functionality of the windows/doors and the appearance after installation need to be carried out by the vendor unless otherwise the cost of such item is beyond the original SOW and largely deviate from the guidance given in the field visit.
5. ACCEPTANCE AND WARRANTY
A. The installed uPVC door systems shall be subject to inspection and acceptance upon completion. Acceptance shall be based on compliance with approved shop drawings, manufacturer specifications, and applicable U.S. standards including ASTM International, American Architectural Manufacturers
Association (AAMA), and National Fenestration Rating Council (NFRC), where applicable.
B. All units shall be plumb, level, square, and installed within specified tolerances. Doors shall operate smoothly without binding, warping, or misalignment, and all hardware (hinges, locks, handles, closers) shall function properly and securely. Gaskets, seals, and weatherstripping shall be continuous and effective to prevent air and water infiltration. Installation shall meet or exceed performance requirements for air infiltration, water penetration, and structural integrity as per relevant ASTM/AAMA standards.
C. All perimeter joints shall be properly sealed with approved sealants, ensuring watertight and airtight installation. Frames shall be securely anchored, and any gaps shall be properly shimmed and finished. Surface finishes shall be
P a g e 9 | 9 free from visible defects such as cracks, scratches, discoloration, or deformation.
D. The Vendor shall conduct and document functional testing of each installed door, including opening/closing cycles and locking mechanisms. Any deficiencies identified during inspection shall be corrected prior to acceptance.
E. Final acceptance shall be granted only after successful inspection, submission of test reports (if required), operation and maintenance manuals, and warranty documentation, and confirmation that the installation meets all specified performance and quality requirements.
F. The Vendor shall provide a written warranty covering materials for five (5) years and workmanship for two (2) years. During the warranty period, the
Vendor shall promptly repair or replace any defective materials or workmanship at no additional cost. Final payment shall be released upon final acceptance of the works and submission of the warranty certificate.
