Project Title Gold Beach Ranger District Auto Shop/Storage Building 2308 Electrical Breaker Panel Replacement/Relocation

General Information

1.0 Background and Purpose

Background The Gold Beach Ranger District Auto Shop/Storage Building 2308 was constructed in 1936 and subsequently moved to its current location at the district’s administrative site. The building has served as a tree cooler and auto shop and was then remodeled to perform as an auto shop and storage facility. The two uses are separated by a partition wall that was constructed when the tree cooler was removed. The total square footage of the building is approximately 3,100 square feet. The building is wood-frame construction with solid roof sheathing and cedar shingles. The storage area has a single service/breaker panel which serves the entire building.

The existing 240V/225Amp/42 space breaker panel has signs of deterioration and rust. It is assumed that the rust is a result of a leaking power mast. Furthermore, the panel is in the floor space, located approximately 4’ from the exterior wall, limiting the best use of the available storage area.

The Gold Beach Ranger District Office is located at 29279 Ellensburg Ave, Gold Beach, OR 97444

Purpose The purpose of this project is to replace and relocate the service panel from its current location. The government has an optional location, located on the exterior wall behind the current panel location, but is open to alternative locations provided they do not encroach on the best use of the floor space. Regardless of location, the mast must be replaced, or repaired long-term to a watertight condition, and the roof repaired to weathertight condition if the mast is replaced or relocated.

The intent for this project is for the Contractor to deliver a turn-key electrical project with all items and costs necessary to meet the requirements under one contract. All circuits shall operate at the end of the contract.

2.0 Definitions

3.0 Technical Requirements / Tasks

3.1 Technical Requirements

1. All work shall conform to applicable building, electrical, and fire codes.

2. All work shall conform to Utility requirements, if applicable.

3. All work shall conform to regulating agencies requirements having jurisdiction (Local, State, and Federal).

4. All permit fees, utility fees and/or charges, and permit requirements shall be coordinated and paid for by the

Contractor.

5. All work, conceptual in nature or construction, shall be performed by qualified personnel possessing the applicable certifications or licenses.

6. In addition to all existing loads, circuits, and capacities, the Contractor shall ensure through provisions for a future

240V/30Amp circuit for a water heater. The Contractor is responsible for providing a service/breaker panel that meets current and the stated future need stated.

7. Repair work to the roof shall match the existing installation, or better.

3.2 Tasks

1. Provide Project Schedule within 5 business days after the Notice to Proceed. Schedule shall show at a minimum, dates for: submittal of plan, submittal of materials, lead times for materials, construction, and administrative close out of project.

2. Provide Contractor’s Plan. The Contractor’s Plan shall be of sufficient nature to demonstrate compliance with these requirements. The plan shall include final location of the service/breaker panel, service mast, and junction box locations if necessary.

3. Provide manufacturer’s material data for review. Data should be of sufficient nature as to review conformity with project requirements and Contractor’s Plan. The Contractor is authorized flexibility to formulate a plan to achieve the stated purposes. The Government will review the plan to ensure that it meets the purposes and conditions.

4. Provide materials, labor, supervision, and incidentals as necessary to construct project.

4.0 Deliverable / Schedule

Data Rights are not applicable for this project.
