Work Site: 404 Greig St., Building 4 (179), Joint Base San Antonio‐ Lackland (JBSA)‐ Port San Antonio (PSA), TX 78226 PSA Access point: 3515 S. General McMullen Drive, Joint Base San Antonio‐ Lackland (JBSA), TX 78226
1.0. General Description. This requirement is for delivery and installation of office furniture to include, but not limited to desk, chairs, modular walls, and tables as referenced in pages 14-15.
1.1. Deliver/Unload/Install. The Contractor shall deliver, unload, unwrap, install, and level furniture to manufacturer’s specifications. Delivery location is 3515 S. General McMullen Drive, Building 4(179), Joint Base San Antonio‐ Lackland (JBSA), TX 78226. Loading Dock is available. It is the Contractor’s responsibility to survey the area before work begins.
1.2. Disposal/Clean‐Up. The Contractor shall be responsible for the daily removal and disposal of all shipping and packing materials and any related trash connected with this contract.
1.3. DELIVERY: The Contractor shall develop an approved delivery/installation schedule in coordination with the government point of contact. Point of Contact and Project Manager for this project is Joseph Kessler, joseph.kessler.4.ctr@us.af.mil or 210‐977‐6454.
1.4. New furniture will be used throughout the area of work.
1.5. Open office furniture will consist of workstations. Workstations with a minimum of 36 square feet (6’x6’) and/or 48 square feet (6’x8’) will be utilized. The size of the workstations will be determined based upon the size of the open office space. Staff workstations will have an L‐shaped work‐surface configuration with some of the workstations including overhead storage bins and others will only include wardrobe units. Additional storage will include a mobile lockable file pedestal (FF) with a cushion top serving as seating for impromptu meetings. Student workstations will be of bench linear style but the units themselves will be of panel construction. Seating will vary between 3‐seater units and 6‐seater units. Low panels of frosted glass finish or similar finish will separate each seat for added level of privacy. Work‐surfaces will have grommets for equipment power cords that will plug into the panel at the raceway below. Workstation panels will be 42” to 72” high minimum with lower panels being utilized in collaboration areas and higher panels in areas that require more privacy. Finishes utilized will include perforated metal panels at lower surfaces, fabric wrapped panels, plastic laminate work‐surfaces, painted metal file cabinets and trim. A durable, stain resistant fabric will be used for the cushion on the mobile pedestal filing cabinets.
1.6. Closed office furniture will consist of high panel cubicle style units. Closed offices will include be 90" high with a no‐glass transom at the top. Sliding doors in framed glass will provide added level of privacy. Sliding glass doors will be limited to 90" high.
1.7. New task chairs will be provided at all new workstations. Task chairs will have ergonomic features including adjustable arms, seats, and backs. The chair seat fabric will be durable, stain resistant and coordinate with the overall finish palette. A mesh back fabric of durable and stain resistant will be included.
1.8. Conference room and meeting spaces will include a conference table with a plastic laminate top, depending on location and function of the conference room / meeting space. Power and data connections will be provided at conference tables as required. New task chairs with adjustable arms, seats, and backs will be provided for these spaces.
1. DESCRIPTION OF WORK:
1.9. Storage units will also be provided as required. Lockable, lateral filing cabinets, three to five drawers high will be specified.
1.10. Architectural partitions will be added for visual and security separation from the rest of the building. The partitions will outline office spaces, conference room as well as separating the student and staff from the entry vestibule on the north. Architectural partitions will be solid laminate in complimentary colors to accentuate the existing color palette. Doors with glazed insets will be specified with proper hardware as required for each room.
1.11. Contractor is required to hire a licensed Electrician to connect power to all workstations.
2. PROTECTION OF GOVERNMENT PROPERTY: Contractor shall protect all government and personal property in the affected area from damage. Any damage caused by the Contractor shall be replaced or repaired at the contractor’s expense to government satisfaction prior to final payment.
3. SAFETY: The Contractor shall be subject to no‐notice inspections under Occupational Safety and Health Act (OSHA) Program by inspectors of the Department of Labor. The Contractor shall provide health and fire safety precautions for their own personnel. The Contractor shall comply with OSHA local, state, federal and base safety requirements.
4. CONTRACTOR SITE ACCESS REQUIREMENTS
4.1. Installation Access. The Contractor shall enter JBSA‐Lackland through the appropriate visitor control center with a current delivery invoice or bill of lading and must be able to show a current vehicle registration, current proof of insurance, a valid and current driver’s license for the driver, and a valid and current driver’s license or other state identification for any passenger in the vehicle.
4.2. Contractor shall provide the following information for each employee to the Project Manager to process Installation Base Pass Request:
Name, Date of Birth, and Driver’s License Number.
4.3. Facility Access.
4.3.1. The Contractor is required to be a United States citizen and shall be escorted by an authorized escort 100% of the time while in the facility.
4.3.2. The Contractor shall not bring any Electromagnetic Emission Devices (EED's) or other devices that connects to Bluetooth and/or Wi‐Fi into the facility. EEDs include radio/radar transmitters, navigation aids/instrumentation, signaling, intrusion detection, identification devices, mobile and fixed business/radio communications equipment, MARS, CDs, and amateur radios. These are to include but not limited to Fitbit, Apple watches, cell phones, two‐way pagers, MP3 players, IPODS, flash drives, tablets, laptops, or any other electronic media. All electronic devices will be validated that they meet security requirements prior to entry into the facility.
4.3.3. Any/all boxes/items being brought into the SCIF will require 100% inspection by a properly cleared member of the 67 CW to ensure no unauthorized items are introduced into the facility. Contractor will need to remove items from the boxes outside of the facility and ensure all items are inspected by a properly cleared member of the 67 CW to ensure no unauthorized items are introduced into the facility.
5. CONFORMITY OF PRODUCT SOURCES
5.1. Items which are understood to be part of a design set, such as a credenza, bookshelf, and desk in an office, therefore should match in design, finish, construction, and appearance.
5.2. All items shall be provided from the same source.
5.3. Any deviation from this in the Bidding Documents shall not be approved.
6. C.O.M. / C.O.L. FABRIC REQUIREMENTS
6.1. The cost for procurement and handling of any Customer’s Own Material (C.O.M.) fabric specified shall be included in the price of the Bid.
6.2. The Furniture Vendor is responsible for verifying if fabric is appropriate for the specified application.
6.3. Written notification determining inappropriate application shall be submitted to the General Contractor.

6.4. If no such notification is issued, the Furniture Vendor shall be responsible for warranty on fabric and product. The Furniture Vendor is further responsible for ordering the fabric and providing it to the manufacturer.
6.5. It is also the responsibility of the Bidder to accurately calculate yardage for C.O.M. fabric for pricing. The Bidder must take into account the vertical and horizontal repeats on any given item specified.
6.6. The low responsive Bidder of any awarded proposal shall be responsible for obtaining approval of the use of any C.O.M. fabrics on specific manufacturer’s lines where those C.O.M. are not already approved. This approval shall be obtained prior to ordering.
6.7. Should a fabric in any given manufacturer’s standard line be one that is planning to be discontinued between the date of receipt of Purchase Order and the installation date, the Furniture Vendor shall be responsible for procuring the required fabric and furniture, so as not to jeopardize the fabric selection or scheduled installation date.
7. MODULAR FURNITURE REQUIREMENTS
7.1. If there are any components missing from the furniture specifications, the Bidder shall notify the General Contractor at least 10 days prior to the bid submittal. An addendum will be issued addressing the discrepancy.
7.2. If missing parts are identified after award of contract, it shall be the Furniture Vendor’s responsibility to provide the missing parts at his/her own expense.
7.3. The installer shall obtain the services of a factory‐trained supervisor to oversee the installation of the modular furniture in the scope. Installer is to field verify dimensions of the location of the systems furniture prior to ordering and installation and notify the General Contractor of any discrepancies.
7.4. Installer is to verify walls are free from obstructions (i.e., thermostats, switches) prior to installation.
7.5. Data and communications cabling shall be done by others. Installer is to coordinate the schedule of installation with the General Contractor.
7.6. Installer to locate starting point of installation per location noted or by critical dimension noted. Installer is to contact the General Contractor if discrepancies surface.
7.7. Installer is to coordinate delivery and storage of systems and tools with the General Contractor prior to installation.
7.8. Installer is to verify that all workstations are level and in good working order after installation is complete.
7.9. All keys should remain in locking mechanisms and in an unlocked position. All task lights shall be in the off position.
7.10. All flipper doors and file doors shall be closed. Work surfaces are to be set at 29” high unless otherwise noted.
7.11. Work surfaces to be installed to maintain continuous level work surface. Gaps are to be a minimal butt joint.
8. KEYING REQUIREMENTS
8.1. A master key that will unlock all tumblers and a plug removal key for case‐goods, modular furniture components that are keyed and files, shall be given to the Owner’s representative, unless an alternate contact is listed in the specification or given by the Interior Designer.
8.2. Unless otherwise specified, interchangeable key cores shall be installed so that rooms are keyed alike among items from the same manufacturer in that room.
8.3. Unless otherwise directed, rooms shall be random keyed and different from the neighboring space.
9. FINISH SAMPLES
9.1. Wherever finish is required to match Owner’s sample of laminate or wood, approval of finish sample shall be obtained from the Interior Designer prior to fabrication.
9.2. The manufacturer shall submit such submittal sufficiently in advance to allow for multiple submittals and not compromise the installation date.
10. CLEANUP REQUIREMENTS
10.1. All furniture is to be cleaned and ready to use PRIOR TO Final Walk Through by Furniture Vendor and Owner.
10.2. All loose or dangling threads shall be trimmed, handprints and dust from surfaces shall be removed, and any carpet or area rugs in the furniture contract shall be vacuumed.
10.3. The Furniture Vendor/Installer shall sweep, dust, clean up and dispose of all trash, rubbish, and other waste resulting in the installation under this Contract.
10.4. The Owner shall determine the extent of the cleaning up after a final inspection at the completion of the Contract.
10.5. No empty cartons, crates, wrappings, trash, rubbish are to be left in the building or on the project site overnight.
10.6. If the area is not cleaned to the Owner’s satisfaction, the Owner may make arrangements for cleanup and the cost shall be back‐charged to the Contractor. Notification will be provided prior to this action taking place.
11. SPECIAL CONDITIONS FOR THIS PROJECT
11.1. Furniture Contractor and/or Installer are to review the site conditions and have an understanding of the access to the building and the areas within the building.
11.2. The Furniture Vendor will be allowed to back up one truck to the building for unloading. No other parking or unloading space is available adjacent to the site.
Furniture Vendors will need to make other arrangements.
11.3. They will be allowed to use the building’s restroom facilities.
11.4. All packing materials must be removed from the site daily.
11.5. The Furniture Vendor is responsible for the protection of finished walls and finished floors.
12. DRAWINGS AND SPECIFICATIONS
12.1. Ownership of Drawings and Specifications.
12.1.1. All Drawings and Specifications and other documents furnished by the Interior Designer are instruments of service and shall remain as such.
12.1.2. They are not to be used by the Furniture Vendor on any other project and with the exception of one contract set, they are to be returned to the Interior Designer, upon request, following the completion of Work.
12.2. Interrelation of Documents.
12.2.1. The Contract Documents are complementary, and what is required by one document shall be as binding as if required at all. The intention of the documents is to describe, in the necessary detail, the Work required for the proper execution and completion of the Contract:
12.2.1.1. The drawings, sketches and layouts establish dimensions, quantity, and location of furniture and furnishings within a given space.
12.2.1.2. The specifications determine the nature, the construction details, basic materials, colors, finishes and component parts, as well as the quality of the items.
12.2.1.3. FURNITURE VENDOR TO FIELD VERIFY EXISTING CONDITIONS TO DETERMINE ANY CONFLICTS OCCURING WITH FURNITURE AND WALL

12.3. Resolution of Conflicts in Documents.
12.3.1. In the event of conflict between or among the Drawings and Specifications, the better quality shall prevail.
12.3.2. It is the Furniture Vendor’s Duty to Review Contract Documents. In order to facilitate its responsibilities for completion of the Work in accordance with and as reasonably inferable from the Contract Documents, prior to commencing the Work, the Furniture Vendor shall examine and compare the Contract Documents, relevant field measures made by the Furniture Vendor and any visible conditions at the Site affecting the Work.
12.4. Discrepancies and Omissions in Drawings and Specifications.
12.4.1. If the Furniture Vendor discovers any errors, omissions or inconsistencies in the Contract Documents, the Furniture Vendor shall promptly report them to the General Contractor.
12.4.2. In the case of system type furniture where components listed are incomplete or incorrect or are incompatible with the intended function, the Furniture Vendor shall notify the General Contractor prior the placement of an order with the manufacturer.
12.4.3. The Furniture Vendor is not liable for errors, omissions, or inconsistencies described in the Contract Documents unless the Furniture Vendor knowingly fails to report a recognized problem to the Owner.
12.4.4. The Furniture Vendor is liable for additional costs or damages that could have been avoided by reasonable examination of the Contract Documents or the Project Site.

12.5. The contractor shall provide the government with a full set of as‐built drawing, to include any shop and technical drawings, in CAD and PDF format on compact disc (CD).
13. INTERIOR DESIGNER RESPONSIBILITIES
13.1. In General.
13.1.1Unless otherwise provided for the Contract Documents, the Interior Designer will perform the duties of the Interior Designer as described in this Contract during construction and installation, including advising the Owner on matters where assistance is needed.
13.1.2. The assignment of any authority, duties, or responsibilities to the Interior Designer under the Contract Documents, or under any agreement between Owner and Interior Designer, or any performance thereof by Interior Designer is for the exclusive benefit of the Owner and not for the benefit of the Furniture Vendor.
13.1.3. The Interior Designer has the authority to act on behalf of the Owner to the extent provided in the Contract Documents, unless noted otherwise in written form furnished to the Furniture Vendor.
13.1.4. The Interior Designer will advise and consult the Owner and the Owner’s instruction to the Furniture Vendor will generally be issued through the Interior Designer, except that the Owner reserves the right on occasions, as deemed appropriate by the Owner, to issue instructions directly to the Furniture Vendor.
13.1.5. All written communications between and among the Owner, Furniture Vendor, General Contractor, and Interior Designer concerned with the Work shall be furnished to the Owner, the Interior Designer, General Contractor, and the Furniture Vendor by the party originating the communication.
13.1.6. All instructions affecting the Contract Sum, Contract Time, or contract interpretation, shall be confirmed expeditiously in writing with copies furnished to the Interior Designer, the Owner and the Furniture Vendor by the party issuing the instruction. No instruction affecting the Interior Designer’s design liability shall be issued without the Interior Designer’s prior written consent.
13.1.7. The Owner and Interior Designer with the Owner’s consent shall interpret Contract requirements and have the authority to reject work performed by the Furniture Vendor which, in the opinion of the Owner or the Interior Designer, does not meet the requirements of the Contract Documents.
13.1.8. The Interior Designer shall inform the Owner of any non‐compliant Work and the Owner shall determine whether such work should be removed and replaced.
13.2. Clarifications and Interpretations.
13.2.1. The Interior Designer may determine that written clarifications or interpretations of the requirements of the Contract Documents are necessary.
13.2.1. Such written clarifications or interpretations will be consistent with the intent of and reasonably inferable from the Contract Documents, will be issued with reasonable promptness.
13.3. Limitations on Interior Designer Authority.
13.3.1. Interior Designer will not supervise, direct, control or have authority over or be responsible for Furniture Vendor means, methods, techniques, sequences or procedures of installation, or the safety precautions and programs.
13.3.2. The Interior Designer is not responsible for any failure of the Furniture Vendor to comply with laws and regulations applicable to the furnishings or performing of the Work.
13.3.3. The Interior Designer is not responsible for Furniture Vendor’s failure to perform or furnish the Work in accordance with the Contract Documents.
13.3.4. The Interior Designer is not responsible for the acts or omissions of the Furniture Vendor, subcontractor, supplier or any other person or organization furnishing the Work.
14. FURNITURE VENDOR RESPONSIBILITIES
14.1. The Furniture Vendor shall supervise and direct the Work using the best skill and attention to assure that each element of the work conforms to the contract requirement.
14.2. The Furniture Vendor shall be solely responsible for all construction means, methods, techniques, safety, sequences, and procedures, and for coordinating Work complies accurately with the Contract Documents.
14.3. Sustainability
14.3.1. Furniture Vendor shall submit paperwork related to the use of sustainable practices performed by furniture manufacturer as well as their contribution to the environment.
14.3.2. Any criteria established by the furniture manufacturer shall include and may not be limited to any post‐consumer and/or pre‐consumer literature the furniture manufacturer provides.
14.3.3. These documents shall be part of the submittal package to be reviewed.
14.4. Knowledge of General and Local Conditions
14.4.1. The Furniture Vendor is responsible for evaluating the premises and conditions under which the Work will be performed.
14.4.2. The Furniture Vendor shall not be entitled to any additional compensation or extensions of time for any conditions of the premises that could have been discovered by reasonable inspection or reasonably anticipated.
14.5. Work Hours
14.5.1. All delivery and installation activities are to be performed during normal working hours, 07:30 a.m. to 4:00 p.m. Monday through Friday.
14.5.2. Access to the Project outside of normal hours requires advance written authorization from the General Contractor.
14.5.3. Requests may be placed to work outside of these hours but shall be submitted to the 502 Contracting Office and the Program Manager for approval.
Any requests of this type shall be submitted no fewer than three days in advance to when the Contractor plans to work outside of the designated hours. The request shall be submitted with a description of the type of work, the requested days, and the hours for those requested days.
Note: No approval is guaranteed. The Government reserves the right to approve or deny any request that is placed by the contractor.
14.5.4. List of Federal Holidays:

If a Federal Holiday day lands on a weekend, the observed date. Since observed dates vary each year, verify with CO for observed days.
14.6. Furniture Vendor’s Installation Manager.
14.6.1. The Furniture Vendor shall employ a competent Installation Manager who shall be present at the Project Site during installation of the Work.
14.6.2. The installation manager shall be satisfactory to the Owner and shall not be changed except with the written approval of the Owner, which approval shall not be unreasonably withheld.
14.6.3. The installation manager shall represent the Furniture Vendor at the Site and shall have full authority to act on behalf of the Furniture Vendor.
14.6.4. All communication given to the installation manager shall be binding on the Furniture Vendor.
14.6.5. All oral communications affecting Contract Time, Contract Sum and contract interpretation will be confirmed in writing to the Owner.
14.7. Labor
14.7.1. Furniture Vendor shall provide competent, suitably qualified personnel to survey, lay out, and install the Work as required by the Contract Documents.
14.7.2. Furniture Vendor shall at all times maintain good discipline and order at the Site.
14.8. Services, Materials and Equipment
14.8.1. Unless otherwise specified in the Contract Documents, Furniture Vendor shall provide and assume full responsibility for all services, materials, equipment, labor, transportation, tools, and all other incidentals necessary for the performance, installation, and completion of the Work.
14.8.2. The Furniture Vendor shall provide, without extra charge, all incidental items required as part of the Work, even though not particularly specified or indicated in the Contract.
14.9. No Substitutions Without Approval.
14.9.1. The Furniture Vendor may make substitutions only with the consent of the Owner, after evaluation and recommendation by the Interior Designer and in accordance with a Supplemental Purchase Order.
14.9.2. If the Furniture Vendor has good reason for objecting to the use of a material, appliance, or method of construction as shown or specified, it shall register its objections with the Interior Designer in writing, sending a copy to the Owner, otherwise it shall proceed with the work with the understanding that a satisfactory job is required.
14.9.3. Should Work be identified by either the Interior Designer and/or Owner as not being in compliance with the Contract Documents, the Owner shall communicate the finding to the Furniture Vendor and such Work shall be corrected by the Furniture Vendor at his/her expense.
14.9.4. The approval of Work by either the Interior Designer or Owner does not relieve the Furniture Vendor from compliance with all requirements of the Contract Documents where such requirements are not judged at the time of observation of the Work due to work sequences by the Furniture Vendor of the lack of time to judge the performance characteristics of the particular Work item.
14.10. Cleaning.
14.10.1. The Furniture Vendor shall at all times keep the Project Site and the installation areas free from the accumulation of water, waste materials or rubbish during the performance of the Work.
14.10.2. Any and all empty cartons, crates, waste materials, rubbish, and trash much be removed daily.
14.10.3. The Furniture Vendor shall dispose of all waste materials off the property of the Owner.
14.10.4. Prior to the Furniture Vendor’s requested date for a pre‐final inspection, the Furniture Vendor shall remove any and all remaining equipment from the site and shall leave the premises in a clean, neat, and workmanlike condition satisfactory to the Owner.
14.10.5. All Furniture Vendor operations, including storage of materials and employee parking upon the site of work, shall be confined to areas designated by the Owner.
14.10.6. The Owner may restrict the Furniture Vendor’s entry to the site to specifically assigned entrances and routes.
14.11. Contractor shall provide a manufacturer's warranty for all equipment items provided under this contract.
14.12. Contractor shall provide a 12‐month warranty to begin after delivery, installation, and final acceptance.
15. CHANGES IN THE WORK
15.1. The Owner, without validating the Contract, may issue a supplemental purchase order that makes the changes in the scope of Work, the Contract Price, or the Contract Time.
15.2. All supplemental purchase orders must be in writing on a form approved by the Owner.
15.3. The Furniture Vendor is not entitled to any additional compensation for any additional Work performed without a written supplemental purchase order.
15.4. At the Owner’s request, the Furniture Vendor shall prepare a detailed breakdown of the cost for any requested changes, identifying separately any credit to the Owner for deleted Work and the costs for material, labor, transportation, overhead, and profit for any additional Work.
15.5. If the parties cannot agree on the terms of a supplemental purchase order, the Owner may issue a supplemental purchase order unilaterally, in accordance with the Contract Documents.
15.6. All Work performed under a supplemental purchase order shall comply with the terms and conditions of the original Contract Documents.
15.7. No claim for extra compensation for supplemental purchase order Work will be considered by the Owner unless the Furniture Vendor provides written notice to the Owner of its claims before starting the additional Work.
16. SHOP DRAWINGS AND SUBMITTALS
16.1. The Furniture Vendor shall submit, with reasonable promptness and in orderly sequence, all Shop Drawings, Samples, or other information required by the Contract Documents.
16.2. The Furniture Vendor shall review each submittal for compliance with Contract Documents and shall certify that it has done so by stamp or otherwise, affixed to each copy.
16.3. Submittal data presented without the Furniture Vendor’s certification will be returned without review or other comment, and any resulting delay will be the Furniture Vendor’s responsibility.
16.4. Shop Drawings, Samples or other required information shall be of sufficient size to properly represent the Work and identified as required by the Owner and/or Interior Designer.
16.5. At the time of submission, the Furniture Vendor shall inform the Owner and the Interior Designer in writing of any deviation in the Shop Drawings or Samples from the requirements of the Contract Documents.
16.6. By submitting Shop Drawings, Samples and other required information, the Furniture Vendor represents that it has determined and verified all field measurements, field construction criteria, materials, catalog numbers and similar data, or will do so, that it has checked and coordinated each Drawing and Sample with the requirements of the Work and the Contract Documents.
16.7. The Interior Designer and the Owner will review and take appropriate action on all submittals with reasonable promptness but only for general conformance with the design concept of the Project and with the information given in the Contract Documents.
16.8. Approvals will be in writing.
16.9. The approval of a separate item shall not indicate approval of an assembly in which the item is a part.
16.10. The approval of the Shop Drawings, or Samples shall not relieve the Furniture Vendor of responsibility for any deviation from the requirements of the Contract Documents unless the Furniture Vendor has informed the Owner or Interior Designer in writing of such deviation at the time of submission and the Owner, or the Interior Designer has not objected to the specified deviation.
16.11. The approval shall not relieve the Furniture Vendor from responsibility for errors or omissions in the Shop Drawings or Samples.
16.12. The Furniture Vendor shall make any corrections required to a submittal and shall resubmit the required number of corrected copies of the submittals promptly to avoid delays until approved.
16.13. The Furniture Vendor shall direct attention in writing to the Interior Designer and the Owner when required, to any new revisions other than the corrections requested on previous submissions.
16.14. No Work requiring a Shop Drawing or Sample submission shall be commenced until the submissions have been approved.
16.15. All such work shall be in accordance with the approved Shop Drawings and Samples.
17. CLOSING INSPECTIONS
17.1. Substantial Completion Inspection.
17.1.1. When the Furniture Vendor considers the entire Work or designated part thereof substantially complete, the Furniture Vendor shall notify the General Contractor in writing that the Work will be ready for Substantial Completion Inspection on a date certain.
17.1.2. The Furniture Vendor shall include with this notice a list of items to be completed or corrected prior to final inspection.
17.1.3. On the date indicated by the Furniture Vendor or as soon thereafter as is practicable, the Owner, General Contractor, the Interior Designer, and the Furniture Vendor shall inspect the Work and if the Owner and the Interior Designer determine that the Work is substantially complete a notice of Substantial Completion shall be issued by the Owner fixing the date of Substantial Completion.
17.1.4. The Interior Designer will provide with this certificate a list of items to be completed prior to final inspection (Pre‐Final Punchlist).
17.1.5. The Pre‐Final Punchlist may include additional items not included in the Furniture Vendor’s list, which are deemed necessary by the Interior Designer or by the Owner to correct or complete prior to Final Inspection.
17.2. Final Inspection
17.2.1. The Furniture Vendor shall complete the items listed on the Pre‐Final Punchlist prior to Final Inspection.
17.2.2. The Furniture Vendor shall complete this work within 30 days of the date of Substantial Completion.
17.2.3. Upon completion of the Pre‐Final Punch‐list, Furniture Vendor shall give written notice to the Owner and Interior Designer that the Work will be ready for Final Inspection on a date certain.
17.2.4. On this date, or as soon thereafter and is practicable, the Owner, Interior Designer and Furniture Vendor shall inspect the Work and the Interior Designer shall submit to the Furniture Vendor a list of items which the Owner and the Interior Designer have determined to require correction or completion before the Work will be accepted by the Owner (Final Punch‐list).
17.2.5. The Furniture Vendor shall correct or complete all items on the Final Punch‐list before Acceptance and Final Payment.
17.2.6. Unless otherwise specified in the Special Condition, or otherwise agreed in writing by the parties, the Furniture Vendor shall complete this work within 14 days or receiving the Final Punch‐list.
17.2.7. Upon completion of the Final Punch‐list, the Furniture Vendor shall notify the Interior Designer and Owner in writing stating the disposition of each Final Punch‐list item and the Interior Designer and Owner shall promptly inspect the completed items.
17.2.8. When the Final Punch‐list has been completed, the Contract is fully performed according to the Contract Documents.
17.2.9. Final Completion of all Work shall be a condition precedent to the Furniture Vendor’s right to receive Final Payment.
