5) For HVAC, indication to install a condensation pump; should the condensation be pumped out the west wall indicated or will the government be responsible to route the output from the pump to a drain (similar to verbiage indicated for B335).

A) The contractor shall provide and install a condensation pump near the western outside wall, but the Government will be responsible to route the output from the pump.

Building 335:

1) Please confirm that the existing buildings and other equipment will be removed prior to installation?

A) Yes. Existing modular offices and equipment will be removed by the Government prior to the contractor beginning installation of new equipment.

2) Are the airlines attached to the columns also going to be removed ahead of time?

a. If not, do we need to include that in our scope?

A) RIA-JMTC can remove before the installation if it is required by contractor to meet the specifications.

3) The RIA will remove the existing building. Who removes the existing lights and outlets (on the columns) outside of the modular building, contractor or RIA?

A) Existing modular offices and equipment will be removed by the Government prior to the contractor beginning installation of new equipment.

4) There are 2 existing duct runs serving the existing warehouse space. These will be above the modular office and the air distribution could possibly be affected. Should these duct runs be cut back and capped before the modular office area. If that is required, will these systems need to be rebalanced?

A) The contractor will not be responsible for this.

5) There are 3 water lines that are along the columns in the 2 smaller offices. Should these water lines be demolished and the water line capped at the horizontal main pipe run above?

A) RIA-JMTC can remove before the installation if it is required by contractor to meet the specifications.

6) In the verbiage for the HVAC for this modular office, a wall mounted A/C only unit is specified. Since there are 3 offices, we want to verify 3 wall mounted units are needed? In reviewing the plan view layout it doesn’t look like there is much wall space available for these units, especially with the large office being in a corner of the warehouse. This could also be an issue for being able to service the units long term.

A) Yes, (3+) units are required. The large office space may require (2) units to maintain temperature specified in RIPD. The A/C units can be placed above the windows or the windows can be removed/relocated to accommodate A/C.

B) See images of the door and the balcony it connects to. (IMG_2081.jpg & IMG_2082.jpg)

A) Existing equipment will be removed and/or relocated by the Government prior to the contractor beginning installation of new equipment.

4) The glued carpet (and wood decking) is not reusable, so we will be providing new materials for the upper level. Do you need carpet on the lower level? Or will we just install on the concrete without adding further flooring?

A) No carpet is required for the lower level. This will be installed on existing concrete and epoxy floor.

5) How do we get a forklift to the upper level of 212? Is there a ramp or is the freight elevator the only way? What is the capacity of the freight elevator?

A) The freight elevator is the only way. The capacity of the elevator is 10,000 pounds

A) Yes. Reuse the current system.

4) There is outside air ductwork connected to the 2 units in B212. Is the main horizontal run routed above the modular office to the north be abandoned in place?

A) They will be capped. RIA-JMTC will be responsible.

5) Assuming for all 3 modular offices, the HVAC systems will not be tied into a BAS system but will be stand alone.

A) The HVAC systems will stand alone.

Overall electrical questions & verifications:

1) We need a layout of all the panel joints so we can determine the quantity of receptacles (1 required per joint). Otherwise we can assume 1 every 48” of wall length.

A) Assume 1 every 48” of wall length
