APPENDIX A-2

EXISTING IMPROVEMENTS

The Existing Improvements described below includes, to the best of the Government's Actual Knowledge, approximate square feet, type of construction, year constructed, current tenants, date of last major renovations, and whether or not any facilities are designated as listed or eligible for listing in the National Register of Historic Places. The description of the Existing Improvements is only intended to be a general description of the Existing Improvements and it shall be the responsibility of the Qualified Lessee(s) to perform any due diligence investigations necessary to ascertain a more accurate description of the Existing Improvements.

APPENDIX A-1, Figure 1, EUL Parcel – This site is sited in a range and training area, but not immediately adjacent to active areas. Actual development offers will be evaluated for impacts at the time of leasing. John Davidson Rockefeller Highway/Highway 70 runs along the southern edge of this site. An unnamed road runs along the western edge of this site, but does not connect with Highway 70.

Portions of Route 70 have an expanded landscaped buffer of approximately 520 feet. The State Historic Preservation Office (“SHPO”) determined that seven (7) miles of this road is eligible for the National Register in 2003. Site access from Route 70 and or development of this site may be subject to certain constraints.

Existing Improvements include those that are more particularly described in the Visual Site Inspection dated and signed June 28, 2022 that is part of the Recertification of the Environmental Baseline Survey for the Route 70 Site dated June 28, 2022 attached hereto as Appendix H.

APPENDIX A-1, Figure 2, EUL Parcel – Existing Improvements include existing infrastructure, which will require proper demolition and disposition by the Qualified Lessee(s) prior to site development in accordance with JB MDL guidance and regulations. Consultation with the SHPO is required for development of this site. This site contains 22 buildings and a number of bunkers no longer in use, which due to the age of the structures and former use as a missile defense site, may meet requirements for historic value. The site is National Register eligible. These Existing Improvements are more particularly described in the Visual Site Inspection dated and signed June 28, 2022 that is part of the
