Scope of Work
For Bathroom Renovation
A. Site/Location:
USDA Forest Service Bartlett Experimental Forest Bartlett, NH 03812 “The White House” (building 30901) Located off of Grove Street behind garage and bunk house.
B. Point of Contact:
Aaron C. Cleaver Facility Operations Specialist (FOS)
(603) 868-7602 accleaver@fs.fed.us
C. Description of Site and Work:
The site is a series of CCC era buildings with newer buildings, located on the Bartlett Experimental Forest. The White House was built by the CCC (1930s) but this particular bathroom has been renovated within the last 10 years. The bathroom is small; the dimensions are 86” x 92.” It has a shower stall, toilet, sink, and some shelves. It receives a lot of use: more than it was designed for. Chronic moisture has penetrated the tile floor and subflooring. The tile and subflooring need to be removed and disposed of. Pictures of the bathroom are at the end of this document.
Vendors are advised to inspect the facility and site prior to submitting their offers. Arrangements to see the building can be made by contacting the above listed FOS. Bidders must be registered in the Central Contractor Registry (http://www.ccr.gov) prior to award of contract.
D. Performance Requirements:
1. Remove shower stall, toilet, sink, ceiling fan unit, and shelving.
2. Pull up old tile and subflooring, and dispose of materials. Contractor is responsible for disposal of all materials and debris. A six yard dumpster is located on site but may only be used with express permission from FOS.
3. Strip off drywall and dispose of materials.
4. Examine extent of water damage to floor joists. Reinforce as needed.
5. Contractor will meet applicable building codes.
6. Contractor will replace floor with one that is impervious to water and will tolerate repeated soaking. Hardiebacker Cement Board will be used over ¾ inch AdvanTech engineered subflooring.
7. A new shower stall will be installed and plumbed, with new faucet and shower head. The stall must be designed to resist leakage as much as possible and to fit in the space as efficiently as possible. More space may be gained by taking over space previously used for shelves.
mailto:accleaver@fs.fed.us http://www.ccr.gov/
8. A new sink will be installed and plumbed, with a new faucet.
9. A new low-flow toilet will be installed. Toilet will be provided by the Forest Service.
10. Shower unit and sink will be white.
11. Ceramic tile with epoxy grout will be applied to the floor, sealed, and caulked to ensure maximum protection from moisture. Ceramic tile surround will be applied to the wall, one course all around, where wall and floor meet. This tile will match the floor tile and have the same grout, but it will have a coved edge on the top. It will wrap around the bathroom walls in such a way as to contain water should the floor be flooded. Any areas where this contacts the shower unit or cabinet will be caulked and sealed.
12. Walls will be drywalled with moisture resistant green board drywall, mudded and taped, sanded, and then painted with a moisture resistant paint. Shower stall will be caulked around all edges that contact the wall and floor.
13. A new fan/light unit will be installed in the ceiling. The fan must automatically turn on and stay on when the light is turned on, to remove as much moist air as possible. A larger diameter vent/duct may be used to ensure greater airflow. The vent exhausts to the outside of the building through the exterior bathroom wall (front of house). If a new exhaust shroud is installed on the exterior wall it should be white and unobtrusive.
14. A rectangular vent hole will be cut into the lowest panel of the existing bathroom door to accept a framed vent made of slats. Vent will be painted to match door (white). The vent should be of a design that matches the door.
15. A new cabinet, sink, countertop, and faucet will be installed where existing unit is now.
Countertop and sink will be one-piece, with backsplash, and caulked where it meets the wall.
Cabinet will be made of solid wood - white maple.
16. A shelf will be installed over the toilet and shelving unit built on to the side of the shower unit (narrower than existing shelves, to accommodate extra width of larger shower stall.

Pictures show existing bathroom configuration. For a more detailed tour of the facility please contact the FOS.
Squishy floor close-up. If you step on a tile, water comes up through the cracks. Subflooring is spongy. Renovation will consider the high use and poor cleaning history of occupants. New flooring must be made to withstand repeated showers that result in standing puddles.
Ceiling exhaust fan, light, heater. A new exhaust fan that automatically comes on when the light is turned on should be used. It should draw more air, but not have an electric heater in it. The bathroom is used most heavily during the summer months when the heater is not needed and it also discourages people from turning on the fan. The new fan must not have a built in heating unit.
Bathroom Door. Notice the wall bump-out behind door. The room is essentially square except for this bump-out. Dimensions are 86” x 92.”
Shower stall. The floor in front of the shower door is squishy and wet, and mushrooms routinely grow up from the floor. This is an undesirable trait that the bathroom renovation should eliminate.
This is the toilet. It will be replaced with a low-flow model, provided by the Forest Service.
Bathroom Sink and cabinet. These will be replaced by contractor. FOS will approve all fixtures proposed for installation. One piece sink/countertop with backsplash will be used.
