USDA, ARS, NPA

Poisonous Plant Research Laboratory Building 1 Logan, Utah

1. The work consist of furnishing all labor, materials, equipment, and performing all work to install two Government furnished AERCO International high efficiency condensing boiler modules BMK2.0LN GWB, gas-fired hot water boiler modules with 2,000 mbh input, 120/1/60 voltage, and the Boiler Management control panel model BMS-II with Header temperature sensor kit, communications gateway to communicate with BACnet PTP or Lon Works SLTA communications protocol in Building 1.

2. All plumbing, mechanical, and electrical work and materials shall be provided and installed by the Contractor to meet the requirements of national, state, and local codes.

3. Work Schedule: The Contractor shall be responsible to coordinate the demolition and installation work schedule with the Contracting Officer’s Representative (COR).

Contractor shall provide at least three working days advance notice to the COR before shutting down the existing boiler operation before performing any disconnection work.

All work to be performed in the building shall be done from 7:00 A.M. to 5:00 P.M.

(Monday to Friday). If the Contractor wants to work on Saturday and/or Sunday, the Contractor shall obtain approval from the COR.

4. Debris and rubbish shall be removed from the job site daily and shall be properly disposed and removed from Government property.

5. Staging and Parking Area: There is limited space around the building and inside the building. The Contractor shall not park any vehicles or store any materials and equipment at the job site without approval from the COR. Contractor shall be responsible for their own materials and equipment left at the job site during the installation phase.

6. Site Visit will be scheduled by the Contracting Officer, but is strongly recommended due to the complex flue exhaust surroundings in the Mechanical Room and to the roof two stories above the Mechanical Room. See attached photos in "boiler photos20120806.msg".

7. Demolition Work:

a. Remove the existing electrical conduit(s) and wiring as required to install boiler.

After the installation of boiler, reroute and reinstall electrical conduit and wiring to provide power to equipment(s) as before.

b. Remove the necessary existing piping and pipe insulation as required to install boiler. After the installation of boiler, reroute and reinstall piping and pipe insulation as before.

c. Existing flue thru the roof has a roof curb. Existing flue to be removed and replaced with a new flue meeting the AERCO requirements.

d. Existing air inlet comes from above the roll up door. Existing air inlet to be removed and replaced with a new individual air inlets meeting the AERCO requirements. After installation, provide and install weather tight cover plate to support and seal around those openings.

8. Concrete Pad: Is existing.

9. Natural Gas-Fired, Hot Water Boiler Modules:

a. New boiler modules are in the existing boiler room. See the attached file "Boiler Room Floor Plan 20120807.pdf".

b. Install two new natural gas-fired, hot water boiler modules, AERCO BMK2.0LN GWB, 4,000mbh input.

Install Government furnished AERCO Boiler management control panel model BMS-II with Header temperature sensor kit, communications gateway to communicate with BACnet PTP communications protocol. Existing Building Automation System was installed and programmed by Atkinson Electronics, who should be used to connect the new control panel to the Building Automation System.

c. Heat exchanger shall be guaranteed against thermal shock for ten years when the boiler is installed as a closed-loop, forced-circulation hot water boiler.

d. Pilot gas manifold shall consist of A.G.A. listed and approved pilot cock, pressure regulator, and solenoid valve. Main gas manifold and pilot gas manifold shall be totally accessible for adjustment and servicing without the necessity to remove any sections of the jacket or cabinet assembly.

e. Boiler is supplied with an A.G.A. listed and approved two position gas valve actuator and characterized gas valve.

f. Technical Application Guide GF-2070 is in the attached Adobe Acrobat Pro file:

TAG-0019_0E_GF-2070_BMK_ALL_Models_Boiler-App-Guide_4-12-12 20120803.pdf.

g. Installation schematic is in the attached file:

h. Boiler Management System information is in the attached file: BMSII Tech Data Sheet20120803.pdf.

i. Multi-protocol communications gateway technical data sheet is in the attached file:

ProtoNode20120803.pdf.

10. Sealed Combustion/Direct Vent:

a. Boiler shall be certified by A.G.A. for direct vent/sealed combustion. No air from the mechanical room/building shall be utilized for combustion air or vent dilution air.

b. Provide and install sealed air intake with a direct duct to outside air with fittings to each boiler module. Duct combustion outside air from sidewall through the window opening. Air inlet termination shall be 8" diameter double wall B vent, 90 degree elbow or (2) 45 degree elbows or 8" diameter 90 degree Sch 40 PVC pointed down.

c. Each flue gas exhaust shall be ducted through the roof. The flue gas outlet shall be 8 inch diameter double wall type vent certified under UL 1738 and ULC-636 or a positive pressure type vent (316SS) certified under UL 103. Extend the flue gas exhaust vent at least 6 feet above the roof. Provide and install 3 guy wires to support exhaust vent.

d. Flue Gas Exhaust: In transition from horizontal to vertical, a 8" diameter double wall boot tee/135 degree tee shall be provide and installed. Tee cover with a drain shall be provided at the bottom of the boot tee/135 degree tee. Corrosion resistant tubing or plastic tubing shall be connected to the drain nipple.

e. Provide and install rain cap to terminate the exhaust vent.

f. Materials of construction for the air intake and venting systems shall comply to the boiler manufacturer’s A.G.A. certification.

11. Installation: Contractor shall install the boiler and combustion/vent in accordance to boiler manufacturer’s instructions. Contractor shall install the boiler and combustion/vent to meet the clearances requirements for maintenance and codes .

a. Piping system is to be primary-secondary.

b. The sequencing panel, gateway, header sensor, and any control wiring shall be done by the installing contractor, before the Government contacts the Government furnished start-up contractor.

12. Roof Curb: Is existing. Seal flue penetrations weather tight in accordance to roofing manufacturer’s instruction.

13. Circulating Pump: Existing circulating pump can be reused, but a new flow proving switch is needed to be installed.

c. Unions: Steel Pipe, ASME/ANSI B16.39, malleable iron unions, threaded connections.

d. Hangers and Supports: Design and fabrication of pipe hangers, supports, and welding attachments shall conform to MSS SP-58 and ASME/ANSI B31.9.

e. Pipe Insulation: Provide and install pipe insulation to match thickness and material as existing pipe insulation.

15. Boiler Start Up: When the installing Contractor has completed installation, they shall inform the Government's Location Site Monitor, Jason Tuttle. The Government will then contact the Government furnished authorized factory service representative of the boiler to perform the Boiler Start Up and Government employee training. The Service representative shall perform inspection on the installation of the boiler and start up of the boiler in accordance to the boiler manufacturer’s recommendations.

a. Installing Contractor shall provide inspection by a Utah licensed State Boiler

Inspector of the entire boiler system and fire-tested, requiring only connection to the water circulating system, fuel, electric utilities, and the flue gas vent.
