Q1 Do you know what the status is with respect to property taxes and other municipal liens on these properties? Does the USRDA keep the taxes current?
A1 Real Estate taxes and municipal charges such as water and sewer are paid or will be paid by the agency through the date of sale of the properties.
Q2 Are the properties winterized after going to foreclosure and is the landscaping maintained? Has anyone actively been monitoring the properties?
A2 We believe all of the properties were winterized, however, many have been vacant for several years and we can’t guarantee condition. These properties are being sold “where is – as is”. Our Centralized Servicing Center located in St. Louis does have a national contract to provide for basic lawn and ground maintenance. As far as we know all REO properties except for one have been receiving this service; and we have been working with our St. Louis staff to provide services to that one property which is remotely located in the Town of Florida, Franklin County, Massachusetts.
Q3 Have any of these properties been listed with a broker, or are they going straight to auction?
A3 These properties are not listed with a broker. They will be sold straight at auction.
