About this file

This is Addendum No. 2 to the contract documents for the Centennial High School Fire Alarm System Replacement project issued by Centennial School District on November 21, 2025. The addendum provides clarifications and additional information regarding the fire alarm system replacement at Centennial High School located at 3505 SE 182nd Ave., Gresham, Oregon. The project, numbered 251203-01, involves replacing the fire alarm system throughout the school building, which is fully sprinklered with five risers in the mechanical room. Key project elements include installing fire alarm pull stations at specified locations (art room, auditorium entrance, pool area, kitchen, and main office), connecting existing 24-volt door magnets to the new system, and accommodating duct detectors for HVAC units exceeding 2,000 CFM. All conduit and wiring must be concealed within walls and ceilings, with minimal exposed materials permitted only in extreme circumstances. The bid submission deadline remains unchanged at 3:00 PM on December 3, 2025. The non-mandatory pre-bid conference was held on November 18, 2025, with future site visits available upon request. The expected base bid amount is approximately $500,000, with substantial completion targeted for May 30, 2026. Site investigations may commence December 16, 2025, with general contractor mobilization available January 6, 2026, with work occurring during non-school hours.

All permits and associated fees are the responsibility of the general contractor, with the City of Gresham serving as the permitting jurisdiction. The district will provide special inspections as needed and has identified that most asbestos has been removed from the site, though any remaining asbestos discovery and removal will be the district's responsibility. The project is subject to Oregon prevailing wage requirements. Bid submissions should be directed to Centennial School District, District Office, 18135 SE Brooklyn Street, Portland, OR 97236, either by U.S. Mail or hand delivery. Substitution requests and questions/RFI submissions must be submitted by end of day November 24, 2025, to scott@randcmanagement.com. The contract is structured as a public works agreement with bid bond, performance bond, and payment bond requirements. School board approval is anticipated for December 10, 2025, with notice to proceed targeted for December 15, 2025. Supporting documentation attached to this addendum includes pre-bid meeting agenda and attendance records, floor diagrams with numbered rooms, duct detector plans, and door magnet circuit diagrams.
