About this file
This document is an Addendum #1 for a construction project at Blue Ridge Community College (BRCC) in Henderson County, involving the construction of a metal building for storing horticulture equipment and supplies. The project includes a main building measuring 22'-0" x 12'-0" with specific requirements such as a standing seam roof (minimum 26-gauge Galvalume with 25-year warranty), a 3/12 or 1/12 roof pitch, roll-up garage doors, and a complete metal system. The addendum addresses various questions about building specifications, including wall height (10'), electrical requirements (4 interior outlets, 1 exterior outlet, 2 LED interior lights, 4 exterior LED wall packs), and gutter specifications (6" continuous gutters).
The addendum also covers important administrative details, including minority business participation requirements under GS 143-128.2 (10% goal for minority businesses), design and permitting responsibilities (placed on the contractor), and site-specific instructions such as maintaining ADA parking access and moving an existing wood shed. The contractor will be responsible for determining building classification, obtaining necessary permits, and ensuring compliance with local building codes. An electrician contact (David Walters, D R Walters Electric) is provided, and the project includes provisions for alternate bid options, such as an option to replace two 8' wide garage doors with one 10' wide garage door. The addendum provides detailed guidance to potential bidders about project expectations, technical specifications, and contractor responsibilities.

1. Question: How tall do you want the buildings?
Answer: Revise wall height to 10’ to accommodate 8’ tall roll up garage door.
2. Question: Do you require standing seam roof?
Answer: Yes. Roof to be minimum 26 -gauge with Galvalume finish with 25 year finish warranty.
3. Question: How many lights and outlets do you require?
Answer: (4) interior 120v convenience outlets
(1) Exterior weatherproof 120v convenience outlet with GFCI protection
(2) LED interior overhead 2’x4’ lights controlled by light switch
(4) exterior LED wall packs controlled by photocell to be located centered one on each side of the building.
4. Question: Regarding the gutters, do you want 4” or 6”?
Answer: 6” gutters (continuous from one end of the roof to the other end).
Downspouts 4” x 5 ½”
5. Question: Are the garage doors roll up doors or on tracks?
6. Answer: Roll up doors so when the garage doors are in the open position, illumination from the overhead lights is not blocked by the door.
7. Question: Would a gable roof with a pitch of 3/12 be acceptable in lieu of a single slope?
Answer: Yes this is acceptable as long as it is a standing seam roof. Roof to be minimum 26 -gauge with Galvalume finish with 25 year finish warranty.
8. Question: Would a single slope roof with a pitch of 3/12 be acceptable in lieu of the 1/12 pitch. We found a company that can do a custom designed building with a 1/12 slope but it will cost at least 25% to 50% more than doing a 3/12 slope due to the custom design and having to install lap sealant on all of the joints.
Answer: Yes a single slope roof with a pitch of 3/12 is acceptable. The roof pitch must be a minimum of 1/12. Roof to be minimum 26 -gauge with Galvalume finish with 25 year finish warranty.

Answer: This will be the contractor’s responsibility to determine. Contractor is to be in compliance with all local permitting requirements and building codes.
d. Can this be classified as agriculture which will only require an electrical permit and an electrical engineer?
Answer: This building will be for the storage of horticulture equipment and supplies. It will be the contractor’s responsibility to determine the correct classification of the building for Henderson County permitting and inspections.
e. Will these drawings need to be stamped by architect and engineer?
Answer: See above on permitting and inspections.
10. Question: Can the main 22’-0” x 12’-0” building be wood structure with metal siding/roof in lieu of a complete metal system?
11. Answer: No. The contractor is to provide a complete metal system.
12. Question: The eave height of the main building needs to be greater than 8’-0” to accommodate an 8’-0” garage door siding back into the structure. Please advise.
Answer: Revise wall height to 10’ to accommodate 8’ tall roll up garage door.
13. Question: On page 28 of the RFP, it specifies the minority business participation requirements for this project. For clarification, If the project is under $300,000, is the contractor exempt from soliciting bids from minority businesses?
Answer: GS 143-128.2 establishes a ten percent (10%) goal for participation by minority businesses in total value of work for each State building project.

18. Question: According to the pre-bid meeting, the project dumpster & contractor parking will be in the eastern-most section (according to BRCC site map) of parking lot H and that ADA access will need to be maintained. Is this correct & does that mean that the handicap accessible parking spots will need to remain open?
19. Answer: Yes, the handicap accessible parking spaces and accessible sidewalk must remain open. If the contractor needs additional parking spaces for parking and laydown area, this can be provided elsewhere in the same parking lot.
20. Question: In order to closely match existing color schemes, specifications, etc., can drawings/specifications be provided on existing facilities that the GC will need to match (i.e. the 30’-0” x 50’-0” building & the tank shed)?
