About this file

This document is a vendor question and answer log for a Killian HVAC project (Contract #80-BRCC202502) involving a college's HVAC system upgrade. The document details specific requirements for installing high wall and cassette HVAC units in a Student Lounge and offices, with a focus on individual zone temperature control. The college seeks a turn-key HVAC installation that includes complete BACnet wiring, integration with the existing Metasys system, and precise unit and thermostat placement to ensure optimal comfort and temperature regulation.

The key technical specifications include individual space temperature control allowing simultaneous heating and cooling in different zones, strategic unit placement to avoid direct airflow on occupants, and thermostat positioning that ensures accurate temperature readings. The contractor is required to provide complete integration with the Metasys building management system, including all necessary wiring, terminations, and device installations, with the expectation that upon project completion, the system will be fully functional without requiring additional work by the college. The scope emphasizes precise environmental control and seamless technological integration for the college's HVAC infrastructure.

Vendor Question – Killian HVAC 80-BRCC202502

1. Question: Are you looking for each unit to have individual control? For example, the wall units in the open area could be cooling and the oƯice units could be heating simultaneously. The alternative is all of the units could only be heating or cooling at the same time.

Answer: It is the intent that each space would have individual control. For example, yes, we want the ability for an oƯice to be heating while at the same time, the open area in the Student Lounge could be cooling.

2. Question: Do you have a set location you'd like the High wall and Cassette units mounted in the spaces?

Answer: In the open area of the Student Lounge, the units are to be located to provide a consistent, comfortable temperature throughout the space with no hot or cold zones due to inadequate placement. In the offices, the units are to be located so as to not blow air directly on the occupant while working at their desk.

3. Question: Do you have a set location you'd like the Thermostats located in the spaces?

Answer: The thermostats are to be located in the spaces away from drafts, direct sunlight, heat sources and obstructions to accurately read the temperature in each space. Additionally, the thermostats are to be located so that furniture in the spaces do not block access to the thermostats.

4. Question: In regard to the Metasys integration. A potential cost savings could be to have the contract awarded contractor run all of the BACnet wire to the thermostats from a device in the mechanical room. JCI could then terminate the wire and map in the points under their existing service agreement. Is this something that may be a possibility?

Answer: The contractor is to provide a turn key job for all BACnet wiring and other wiring required, wire terminations and integration with Metasys. This will include any Metasys associated devices required for a turn key job. Upon completion by the contractor, the Metasys system is to be fully integrated and functioning with no further work required by the college.
