About this file
This document is Addendum 1 for a Request for Qualifications (RFQ 2122-92) issued by the Town of Manchester, Connecticut for Conceptual Architectural Design Services for an Environmental Center. The non-mandatory pre-bid meeting is scheduled for Wednesday, June 22 at 10:00 am at 311 Olcott Rd in Manchester, CT, with gate access and onsite parking. The project involves designing an environmental center building of approximately 18,000 sq. ft. on 0.41 acres, with a desired large indoor and outdoor/deck area, surrounded by additional outdoor recreation, learning, and education spaces. Potential bidders can request a site walk, and electronic proposal submissions are permitted.
The project details are still largely undetermined, with many aspects to be finalized during the project development process. Key unknowns include the project schedule, number of design meetings, construction budget, and specific requirements for net-zero, LEED, and carbon sequestration calculations. The Town will consider all submitted conceptual designs and expects bidders to provide cost estimates for design and estimated construction costs, along with a calculation methodology for environmental metrics. No site remediation is required, and there is no target design fee. Bidders without a Connecticut license can still submit proposals, provided they can quickly obtain licensure if awarded the project.

No, if awarded, the would be expected to obtain it.
2. Do you have an approximate size and general program for the environmental center building?
The building itself would ideally have a large indoor and outdoor/deck area, surrounded with additional outdoor recreation/learning/education area. This is all part of the concept process, as we’re looking for recommendations for space use. If you’d like to see the site, we can schedule a site walk.
3. Do you have an approximate size and general program for the site development associated with the building?
