About this file

This document is Addendum 1 for a Request for Qualifications (RFQ) #121-073125JA issued by Rowan-Cabarrus Community College for South Campus Building S201 Phased Renovations located at 1531 Trinity Church Rd. in Concord, NC, dated August 18, 2025. The RFQ solicits architectural design services, with firms expected to lead a team that includes necessary subconsultants such as structural, MEP, and building envelope specialists. The addendum clarifies that there are no pre-submittal meetings associated with this effort, and furniture selections will typically be coordinated directly by the College, though the selected architectural firm may be asked to assist with fabric, finish, and furnishing selections where standards do not currently exist.

The addendum provides responses to potential bidders' questions, emphasizing that this is specifically a Request for Qualifications for Architectural Design Services. Bidders are instructed to refer to the RFQ documents for submittal requirements, including a Contractor Pre-Qualification Plan that should reflect the proposer's experience in issuing and evaluating contractor prequalification forms. No additional background studies or advanced planning efforts beyond the original RFQ documentation are available. All architectural firms submitting responses must ensure their consultants and vendors are fully informed of the addendum's contents, and must acknowledge receipt by signing and including a signed copy in their submittal package, with failure to do so potentially resulting in disqualification.

ADDENDUM 1

DATE: August 18, 2025

NOTICE

This Addendum serves to clarify, revise, and supersede information contained in the original Request for Qualifications (RFQ) issued on July 31, 2025. It is issued prior to the receipt of qualifications and is hereby incorporated into and made part of the RFQ documents for the above-referenced project.

All architectural firms submitting responses to this RFQ are responsible for ensuring that their consultants, sub-consultants, and vendors are fully informed of the contents of this Addendum.

The information contained in this Addendum shall take precedence over and supersede any conflicting information in the original RFQ documents.

All submitting firms must acknowledge receipt of this Addendum by signing below and including a signed copy within their submittal package. Failure to do so may result in disqualification of the submission.

RESPONSE TO QUESTIONS

1. Our firm is interested in your project, but your RFQ reads Architectural Design Services only… Would it be ok for us to be a part of an architectural led team. We are Structural and MEP engineering firm (Building Envelope, too).

RESPONSE: This solicitation is a Request for Qualifications (RFQ) for Architectural Design Services. Firms responding to this RFQ must be led by an architectural team and are expected to include necessary subconsultants—such as structural, MEP, and building envelope specialists—as part of their proposed team.

2. I have noted the RFP for architectural design services, but do you know if there is going to be a separate RFP for the furniture dealers once the Architect firm is selected? Or will the furniture specifications be through the A&D firm?

RESPONSE: Refer to the RFQ documents for scope and responsibilities. Furniture selections are typically coordinated directly by the College. The selected firm may be asked to assist with fabric, finish, and furnishing selections in areas where standards do not currently exist.

3. This is called out to be a request for Architectural Design Services only. Should this be labeled as a Request for Qualifications in lieu of a Request for Proposals? There is a requirement of a Contractor Pre-Qualification Plan on page 2 that design firms will not be able to provide.

RESPONSE: This solicitation is a Request for Qualifications (RFQ) for Architectural Design Services.

Refer to the RFQ documents for scope and submittal requirements. The Contractor Pre-Qualification Plan should reflect the proposer’s experience issuing and evaluating contractor prequalification forms in accordance with SCO procedures.

4. Are there any pre-submittal meetings, mandatory or nonmandatory, associated with this effort?

RESPONSE: There are no pre-submittal meetings associated with this effort.

RFQ # 121-073125JA

5. Is there any other information outside of what was included in the attached PDF for this effort, such as studies or advanced planning efforts?

RESPONSE: There is no additional information to provide outside of what was included in the RFQ.

6. I am putting together our firm’s Statement of Qualifications for the above referenced RFQ, and I have a question: are there any Standard Forms (i.e., SF 330 or SF 254) required for this submission?

RESPONSE: Refer to the RFQ documents for submittal requirements.
