INFORMATION ON SITE UTILITIES, FROM REFUGE MAINTENANCE:
WATER SERVICE
Rural water district states the main line size is 2” pvc line, running along north side of 291st St.
They tap into that with an 1.5" pvc to the meter pit. Most water supply after the meter pit is 1" poly
TO EXISTING BUNKHOUSE
From main line: 6 feet with 1.5" line to the meter pit From meter pit to bunkhouse: 145 feet with 1" poly line installed by Refuge
TO EXISTING MAINTENANCE SHOP
From main line with 1.5" line to the meter pit is about 95 feet.
From meter pit to the existing shop with 1” poly line is about 100 feet.
ELECTRICAL
Currently the power to everything is from an overhead line on the north side of 291st street.
Transformers are on the poles and then eventually run underground from the transformer pole or secondary pole to the meter on the side of the building.
EXISTING BUNKHOUSE
From transformer pole in yard, it runs underground 150' to the meter on the outside wall. From the meter it runs 5' down into the basement to a 200-amp main panel
SHOP COMPLEX ELECTRICAL FEEDS
Our transformer for the shop is an overhead transformer on a pole across the road on the north side of 291st street. From the transformer to the pole on our side of the road is probably about 75' overhead wire to the pole and 20' down into the ground.
The shop used to be the only meter in the yard and power to the other old buildings were tapped into it.
In 2021 the existing Southern Cold Storage was built – it has its own meter. See below “New Garage”
1. A line runs underground from the shop to the old Youngstrom shed. From the sub panel in there it runs back underground about 20' to the West Shed (western Cold Storage – to remain – will require a new service), which has a sub panel inside as well.
Typewritten Text 8.3
2. The line originates from the shop’s main breaker panel inside. 100-amp breaker listed as Youngstrom/West shed. It hits the Youngstrom building first and daisy chains to the west shed.
MAIN SHOP
1. From the pole to the main shop building meter is underground 54'. From there it’s under the shop 18' to the inside 400-amp main Panel A.
2. East shop Panel B (100-amp sub of Panel A) is directly on the other side of the wall from Panel A
3. West shop Panel C (100-amp sub of Panel A) is 32' from Main Panel A
NEW GARAGE
Service run from the same transformer as the shop, I believe it is a 200-amp service. Roughly 300' underground from the same pole as the main shop to the new garage meter. The meter has a 100-amp shut off next to it. The shut off feeds the sub panel directly on the other side of the wall in the garage.
Minimal electrical draw besides possibly a chest freezer, engine block heater(s), and battery charger in the winter. Lights and garage door openers are the other draws.
YOUNGSTROM SHED
253' underground across the yard from the main shop. It's fed from Shop Panel A with a 100-amp breaker. There is a 100-amp subpanel inside on the wall.
WEST SHED
The west shed has a 100-amp sub panel fed from Youngstrom shed's panel. The line is underground for 25' between the buildings
One shed has 120-volt outlets for chargers etc. and lights.
The other shed is about the same, but it has a 240-wall heater to climatize a room for storing chemical. There are also a couple chest freezers running. Mainly equipment and vehicle storage
MAINTENANCE SHOP MAIN PANEL
Our main panel is 400-amp single phase
• 1 240 v (50-amp breaker) circuit devoted to welding (we have a plasma cutter, TIG/Stick welder, and a MIG welder) (Equipment to be relocated to new Shop)
• 1 240 v (20-amp breaker) Vehicle lift (Equipment to be relocated to new Shop)

Memorandum
To: Region 6 Departments
From: Lorri Harper, Regional Engineer
Subject: Region 6 Standard Policy for Maintenance Building Floor Drain
This memo will supersede any prior memo about the standardized design for future projects on maintenance buildings’ floor drain collection system, or any building that will store heavy vehicles and machinery for cold and warm storage that incorporate a floor drain that does not connect to a public operated waste water treatment system, or equivalent. This memo does not include wash bays.
PROBLEM: Previously designed maintenance buildings did not have a standardized floor drain solution.
Multiple alternatives that are built can potentially affect the environment by release of vehicle fluid, such as antifreeze and oils, due to seepage or outdated design standards. The use of open drains in vehicle maintenance areas that lead to leach fields was banned by EPA under the Safe Drinking Water Act (561 FW 16, Class V Underground Injection Control Wells).
TIMING: This memo will be implemented immediately and will be guidance for future designs, until further notice.
STANDARD DESIGN: The Engineering Department standardized design of the maintenance building floor drain shall be as follows:
• floors to slope towards the floor drain and will be located in the center of each vehicle bay, not towards the outside;
• floor drain to have grate with an opening no greater than ¼-inch by one-inch to prevent large objects from entering the drain system;
• drains to be a minimum of 4-inches in diameter and will have a p-trap installed;
• drains to flow horizontally under the foundation to outside of the outermost wall at a slope between a constant one percent to four percent until the holding tank;
• holding tank shall be made of concrete with minimal bug holes, holes shall be no deeper than one-inch. Tank shall have a 4-inch wall thickness;
• holding tank shall be located a minimum of five-feet, measured horizontally, away from the building foundation;
• holding tank shall have the drain pipe come in horizontally through the tank wall at a minimum of
6-inches past the inner surface and have a PVC tee pointing up and pointing down;
MAILING ADDRESS: STREET LOCATION:
Post Office Box 25486 134 Union Blvd.
Denver Federal Center Lakewood, Colorado 80228-1807 Denver, Colorado 80225-0486
• holding tank shall be 1,000 gallons per floor drain or multiple tanks can be utilized to alleviate the total size of the holding tank;
• holding tank shall have an access port that is a minimum of 24-inches in diameter or 36-inches square on one side that is near the middle of the tank;
• holding tank access port shall have a riser to finish grade level with a cap that covers the entire diameter or square mentioned above and installed that allows access to be one foot minimum above ground level. The cap shall be easily removable;
• access port shall have an insulation pad installed below the frost line. The pad shall be 4-inch thick closed cell foam poly material with a rope installed to easily pull the pad out of the access riser;
• holding tank water level shall be below the frost line for the area or installed with insulation on the top of the tank that extends one foot past the tank cover;
• holding tank shall have no interior baffle;
• each holding tank shall have an electrical level detection system with a readout inside the shop building that incorporates minimal moving parts to avoid failure of the detection system;
• each holding tank level detection system shall have an alarm system to detect when the tank fluid level is six inches below the inlet pipe;
• alarm system shall be mounted securely to the interior structural system of the building to building whenever possible, if not possible the alarm system should be mounted to a 4x4 post;
• alarm system shall have 3 lights visible from the outside, solid green for all system working, solid yellow for error in system, and solid red for level has exceeded the level detection limit;
• alarm system shall have an audible alarm that can be heard inside of the building, and the audible alarm shall have a silence button override;
• wires from the float to the alarm system shall be sealed in schedule 80 PVC conduit when exiting the tank with non-shrink grout on the outside of the conduit, and the exit location shall be made through the concrete instead of the access port; and
• a 2-inch schedule 80 PVC vent shall be installed from the top of the tank extending a minimum of 2-feet above the surface. The vent shall have a return bend with 24 stainless steel mesh installed at the end of the return bend, must be 2-feet above finished grade. The vent exiting the tank shall have non-shrink grout installed on the outside of the vent.
OPERATION AND MAINTENANCE EXPECTATIONS: The Maintenance Department, or equivalent, shall inspect the holding tank system monthly to determine if the system is in proper working order. These inspections should include cleaning the float system, checking fluid levels, and ensuring the panel is in working order.
The holding tanks shall be pumped when appropriate or when the alarm level is reached. The pumper truck should mix the fluids to ensure that the bottom sludge and fluid mix together to remove as much sludge as possible.
