About this file

This is a Statement of Work (SOW) for roof and soffit repair/replacement on an existing 8'x8' brick structure under USGS solicitation 140G0226R0007. The project scope focuses primarily on roof and soffit work, with walls requiring no structural repairs. Work includes removal of existing tile roofing (which may contain asbestos), removal of 1-by roof sheathing, assessment and potential "sistering up" of rafters, elimination of decorative pitch blocks on both rafter tails and soffit undersides, and installation of 4-ply plywood sheathing with no OSB substitution permitted.

The contractor must install new 2"x6" facia boards, ice and snow guard adhesive, minimum 29-gauge painted ribbed roof steel with screwed fastening (including color and warranty information), matching color-coded trim (drip edge and ridge cap), steel soffit and facia trim, and white steel ceiling with necessary trim and scuttle hole. The SOW specifies challenging site conditions including limited parking, heavy pedestrian and commercial traffic, a river and street bordering the property with significant slope, and strict material handling requirements (tear-off removal at ground level, new materials delivered directly onto building with no storage area). Scaffolding is required for safe operations. Site inspection is mandatory for all bidders to assess complexity and constraints.

Text version

Scope of work on existing 8’x8’ brick structure:

Walls are in good shape. Most of the work centers on roof and soffits.

1) Remove existing tile roofing. Unsure of the manufacture dates of materials. Could contain asbestos products.

2) Remove 1 by roof sheathing.

3) Rafters appear to be in good shape – if there is a questionable rafter or bottom chord I would recommend “sistering up” with new wood.

4) At the tail on all the rafters there was a block approximately 12’ long nailed to the top side to create a decorative pitch – eliminate all those blocks.

5) Eliminate all the blocks that were also installed on the bottom side of the soffit runs.

By doing steps 4 & 5 it creates more straight and smooth lines and helps prevent any water or snow concerns.

6) Install new 4 ply ½” plywood sheathing. No OSB.

7) Install new 2”x6” facia boards.

8) Install ice & snow guard adhesive.

9) Install a minimum 29 Gage painted ribbed roof steel – screwed on (include color and warranty information) trims to include drip edge and ridge cap color coded to match roof, and closures.

10) Install 29 gage steel soffit, facia trim and soffit return, color coded to match.

11) Install white steel ceiling with all necessary trim and scuttle hole.

12) Anyone bidding this project needs to see the site. It has some challenging parts. Very limited parking area, very heavy pedestrian and commercial traffic. Tear off will need to be removed as it hits the ground, river on one site – street on the other with major slope between. New material will fit into the back of most trucks and need to go directly onto building when unloaded as there is no place to store. Some type of scaffolding required for safe site and project.
