About this file
This is a Statement of Work (SOW) for the Bureau of Land Management (BLM) Red Rock Fire Station Engine Barn, detailing the repair of six motorized coiling doors. The project is located at the BLM Red Rock Canyon Fire Station in Las Vegas, Nevada, with work to be completed in August 2025. The scope includes removing outdated electric edges, cable reels, and associated wiring, and installing new monitored electric edges with Miller seals, coil cords, sensing interface modules, aluminum edge retainers, and junction boxes.
Specific requirements include upgrading six Cornell-type rollup doors (12 ft. wide by 14 ft. high) with LiftMaster operators to meet current ANSI/UL 325 safety standards. The work involves replacing electric edges on three doors, replacing side seals on the southeast door, and correcting bottom slat and bar deformation on the northwest door. The contractor must be trained and authorized by the manufacturer, comply with safety standards, and use approved manufacturers like Miller Edge, BEA, or EMX Industries. The project is scheduled for 15 working days, with work limited to weekdays between 7:00 am and 5:00 pm.

1.0 PROJECT INTRODUCTION
This Statement of Work (SOW) describes the requirements for the repair of six motorized coiling doors at the Bureau of Land Management Red Rock Fire Station Engine Barn.
The fire station is situated on approximately five (5) acres, the fire station shares the premises with law enforcement functions and is accessed via a controlled motorized gate. Seasonal increases in operational activity are expected, with the highest levels occurring between March and May."
The engine barn serves as a multifunctional facility, providing storage for fire apparatus, minor equipment repair capabilities, dedicated fire equipment storage, and a designated exercise area for personnel.
1.1 Location of Facilities
The Bureau of Land Management Red Rock Fire Station (RRFS) is located at Latitude: 36.134438° / longitude: -115.392396. The site is accessed utilizing Moenkopi Road. Moenkopi Road intersects Hwy.
159 approximately 2 miles west of Sky Vista Avenue in the community of Summerlin (far west side of
Las Vegas valley). A paved access road leading to the entrance intersects Moenkopi Road approximately
0.6 miles south of the intersection of Hwy. 159 and Moenkopi Road. Refer to Exhibits 1 and 2.
1.2 Background
The six rollup doors are Cornell type and nominally 12 ft. wide by 14 ft. high. Each door has a
LiftMaster GF type, ¾ horsepower, 115 volt, single phase operator (Exhibit 3).
On May 5, 2025 a contractor specializing in coiling and side folding doors inspected and serviced all six
Engine Barn coiling doors. The servicing included checking chain tensions, screws, bolts and bearings, lubing friction points and checking overall operations of each door.
The contractor noted that three doors required the electric edge/Miller Seal be removed and on one door remove and replace both side seals.
The Cornell doors and LiftMaster operators are approximately 20 years old and predate the monitored electric edge standard in ANSI/UL 325. To ensure a future of safe, reliable, and code-compliant door operations BLM has elected to upgrade all doors with new monitored electric edges and Miller seals including installation of monitoring adapters.
1.3 Scope of Work
This scope of work the tasks to be completed for six existing coiling doors. The work includes the removal of outdated electric edges, cable reels, and associated wiring, followed by the installation of new monitored electric edges with Miller seals (or approved equivalent), coil cords, sensing interface modules, aluminum edge retainers, and junction boxes. Additionally, the work involves replacement of side seals on the southeast door and correction of the deformation of the bottom slats and bar on the northwest door, as detailed in the referenced exhibits and supporting photos.
