About this file

This document is a Single/Sole Source Justification for a Simplified Lease Acquisition by the General Services Administration (GSA) Region 4 Leasing Division. The GSA currently leases 3,957 rentable square feet for the GSA FAS and Department of Labor (DOL) offices in Huntsville, AL under Lease Number LAL62624, which expires on 09/30/2023. Approval is requested to negotiate a succeeding lease without full and open competition for continued occupancy at this location. The estimated shell rate, term, and net average annual rental are provided. The GSA conducted market research, including a CoStar report and a posting on SAM.gov, but received no responses. The contracting officer has determined that the anticipated cost will be fair and reasonable, and that the Government could not expect to recoup the costs to relocate this agency through full and open competition. The GSA plans to pursue this lease as it is under the Simplified Lease Acquisition Threshold (SLAT) of $250,000 per annum.
