About this file
This Statement of Work (SOW) details a repair project for the United States Coast Guard facility located at 2405 Weadock Hwy in Essexville, MI. The contract involves repairing approximately 60 linear feet of brick façade around window openings, specifically targeting areas of deterioration on the west and north sides of the building. The scope includes carefully removing deteriorated mortar and compromised brickwork, replacing damaged bricks to match existing materials, repointing mortar joints, and applying appropriate sealing to prevent water and air infiltration.
The project has a strict 45-day performance period, with work to be completed between 0800 and 1600 EST, Monday through Friday. The contractor must furnish all necessary facilities, materials, and equipment, and will perform work at a combination of their own facilities and the Coast Guard site. STATEMENT OF WORK (SOW)
FOR
Repair Window Seals & Tuckpointing Brick
1.0 GENERAL
1.1 BACKGROUND
The existing 60-foot lineal section of brick façade located around the window openings has shown signs of deterioration, resulting in compromised integrity of the building envelope.
Over time, exposure to weather elements has caused mortar joints to degrade, creating gaps and cracks that allow water infiltration and air leakage. This has led to moisture intrusion around the windows, contributing to potential interior damage, energy inefficiency, and further degradation of surrounding materials.
Preliminary inspections indicate that the brickwork in this area requires targeted intervention, including selective brick replacement, re-sealing of joints, and comprehensive tuckpointing to restore structural integrity and improve the building’s resistance to environmental elements. These repairs are necessary to prevent continued water and wind penetration, enhance thermal performance, and maintain the aesthetic and functional longevity of the masonry façade.
1.2 SCOPE
The contractor shall perform all labor, materials, and equipment necessary to complete the replacement, sealing, and tuckpointing of approximately 60 lineal feet of brickwork around specific areas of the building. The purpose of this work is to address areas where deterioration is allowing water and air infiltration, particularly around window openings.
Areas of Work Include:
• 32 feet along the West side of the building
• 8 feet at the Northwest corner of the building
• 10 feet on the North wall above Window #1
• 10 feet on the North wall above Window #2
Scope Details:
• Carefully remove deteriorated or loose mortar and any compromised brickwork in the identified areas.
• Replace damaged brick where necessary to match existing in size, color, and finish.
• Repoint all affected mortar joints using appropriate tuckpointing methods and mortar compatible with existing materials.
• Apply appropriate sealing to all repaired areas to ensure protection against moisture and air infiltration.
• Protect adjacent surfaces during work and ensure all debris is removed upon completion.
• Perform all work in accordance with applicable building codes, industry best practices, and manufacturer guidelines.

1.3 OBJECTIVE
The objective of this project is to restore the integrity of the building envelope by replacing damaged bricks, sealing, and tuckpointing approximately 60 lineal feet of brickwork in critical areas around the west and north elevations. This work aims to eliminate existing water and air infiltration, preserve the structural stability and appearance of the masonry façade, and protect the interior of the building from further moisture-related damage. The repairs will enhance the overall durability, weather resistance, and energy efficiency of the structure while maintaining the visual continuity of the existing exterior.
