About this file

This document is a pre-bid meeting question and answer summary for Murray City's Park Center Roof Replacement project in Utah. The project involves complete replacement of the existing roof system at the Murray Park Center, including removal of existing roofing materials, deck and substrate repairs, insulation installation, application of a new 60 mil TPO roofing system, drainage improvements, flashings, coping and parapet work, and related accessories. The facility will remain open during construction with operating hours of Monday through Friday 5:30 AM to 9:00 PM, Saturday 7:00 AM to 5:00 PM, and Sunday 9:00 AM to 2:00 PM. The original building was constructed in 2001. Bidders were informed that ladder access alternates are needed for specific roof sections, particularly above the leisure pool and from the lower east section to the main roof, and that full removal of existing decking is required down to the substrate.

Key technical specifications clarified during the pre-bid meeting include that insulation must meet a minimum R-30 rating, no cover board is required, and bidders should not include the air handler project in their roof bid as those projects will be kept separate. Concerns regarding existing insulation condition in pool areas were noted, and some roof cores have been taken but the results were not yet available to bidders. The presence of moisture-related rusting in ceiling areas has been identified, though the source remains uncertain—potentially originating from either the roof or pool environment. The city is addressing these moisture issues through the replacement of air handlers and the roofing system. Drone images of the facility were not made available to bidders during the bidding process.

2. There are alternates listed in the IFB for the ladders. It looks like there are already ladders on the roof? There are sections that don’t have ladder access.

More specifically, ladder access above leisure pool and access from lower east section to main roof.

3. Can we bid on the air handlers project with our roof bid? No, we will be keeping them separate

4. Everything on the decking is being taken off correct? Bid for full removal down to decking

5. Is the insulation good? Is that known? From pervious cores taken there are some concerns especially around pool areas. As far as full roof it is unknown

6. Is there a condensation issue above the air handlers/pool area? Has the moisture issue been addressed? We have noticed rusting in ceiling we are uncertain if it is coming from roof or pool environment. We are working on addressing the issue by replacing Air Handlers and roofing system

10. Can you make the drone images available to us? We do not have access to these images
