Key technical requirements include maintaining interior temperatures between 70-78 degrees Fahrenheit, providing 7 watts per office square foot of electrical capacity, ensuring a minimum of 35 foot-candles of illumination in office spaces, and implementing energy-efficient lighting with specific technical specifications for interior and exterior areas. The document also mandates safety and environmental management compliance with federal, state, and local codes, including fire detection systems, emergency power, and sprinkler installations.
The building shell requirements are specifically tailored for office space, with precise technical specifications for infrastructure components that must be provided, installed, maintained, and coordinated with potential tenant improvements. Notable requirements include accessibility for persons with disabilities, use of specific building materials like 5/8" Type "X" gypsum wallboard, energy-efficient lighting fixtures, and comprehensive demolition provisions to remove abandoned cabling and existing improvements. The document is part of a lease solicitation for a California Army National Guard Armed Forces Career Center in Fresno, CA, seeking between 1,000-1,300 rentable square feet with a lease term not exceeding five years.
