About this file
This Statement of Work outlines requirements for repairing three elevators in Building 381 at Travis Air Force Base, California. The contractor must provide design, labor, materials and supervision to repair all three elevators, including developing a 35% design submittal with drawings, specifications, cost estimates and catalog cuts stamped by a structural engineer.
The work includes specific repairs for each elevator such as counterweight barrier adjustments, steel girder replacements, installation of safety devices, preventative maintenance, lighting upgrades to LED fixtures, and thorough cleaning of elevator rooms, car-tops, pits and hoistways. Additional requirements include installing Lunar key capabilities at 15 door locations across all three elevators on 5 floors, CAT-5 testing, and third-party inspections. The contractor must repair only one elevator at a time to minimize disruption to the occupied building. The 35% design submittal will be reviewed within 21 calendar days, with 15-day windows for any required resubmittals. All work must comply with specified UFC, IBC codes and industry standards, including ASME elevator safety codes.

| b. | Steel Girder Replacement: A steel I-beam was installed on the ceiling of the hoistway that is not long enough to reach across the hoistway and the bolts were bent in order to mount it. The Ktr shall remove and replace the girder with a properly sized girder and install new bolts without the need of bending them. Ktr shall provide a structural engineer’s design drawings for steel replacement. |
c. Replace/Install the Following Parts:
Anti-Rotation device on the counterweight shackles; ASME A17.1, 2.20.9.8.

| d. | Preventative Maintenance: Deflector sheaves show visible signs of bearing grease leaks. Selector Tape show signs of excessive rust. Excessive metal shavings under rope grippers. Various leaks (pedestal, drive sheave, shaft seal, etc.). These are findings by elevator service technicians and need inspection and maintenance. Load Side Conductors: The ktr shall install load side conductors of the same amperage rating as the line side conductors and attach them to the existing main sub panel. The ktr shall ensure the new main panel and existing sub panel fit seamlessly next to each other so no exposure of the switchgear insides is exposed. |
| e. | Car Sensor on floor 5: Car sensor for floor 5 is currently mounted higher than the car and needs to be remounted properly. Ktr shall remount car sensor in order to properly perform the 5-year load test. |
| f. | Pit Lighting: The lighting and light fixture(s) in the elevator pit are at the end-of-life. Ktr shall remove existing lighting and install energy efficient LED light fixtures in accordance with UFC 3-490-06. Provide lighting fixture housings that are dust tight and rated for damp locations. Lighting shall provide minimum of 10 fc at floor level and a color temperature of 5000K. |
| g. | Cleaning: Ktr shall provide a thorough cleaning of the elevator room, car-top, pit, and hoistway. |
