About this file
This file contains the Rules and Regulations for Arborwood at Summertree, an age and deed-restricted homeowners association in New Port Richey, Florida, along with irrigation valve station schedules and a related Pasco County surplus property sale notice. The regulations document, revised as of February 14, 2022, establishes comprehensive guidelines for homeowners regarding exterior alterations, structural modifications, landscaping, painting, fencing, parking, pets, recreational facility use, and conduct within the community. Key requirements include submission of an Exterior Change Request Form (ECR) to the Board of Directors prior to any exterior modifications, with approval required within 30 days; construction must occur between 7:30 AM and dusk on weekdays only, with no work permitted on Sundays except emergencies. The document also includes detailed irrigation valve station schedules for the Arborwood at Summertree community, listing 198 stations across eight circuits (C1-C8) with corresponding monitoring times on Monday, Tuesday, Wednesday, Thursday, Friday, Saturday, and Sunday, facilitating coordinated landscape maintenance and water system management.
The regulations impose specific standards for paint colors selected from the Arborwood paint chart maintained at the office, with homeowners bearing all additional costs for color changes and required to provide notarized declarations absolving the Association of responsibility for paint defects. Privacy fences are limited to six feet six inches in height, with specific design requirements, and may be installed to conceal garbage cans, air conditioning units, and water conditioners. The related Pasco County surplus property sale (IFB-SV-26-049) offers a 0.12-acre parcel located at Rose Tree Drive, New Port Richey, Florida, with a minimum bid of $31,000.00 and a 10% deposit requirement at bid submission; the property conveyance is cash only with no financing available, and closing must occur within ninety days of contract execution. The surplus land sale is conducted in accordance with Florida Statute 125.35(1).
